Need some advice about landlord not repairing house

Long story short, landlord is dragging ass on fixing a bunch of items. Friend told me something he heard where you can go to the courts, file some type of motion where the rent payment will be deposited into an account where the landlord cannot touch it nor can he evict me without first repairing all that is needed. Does anyone know what this prcedure is called? I was also thinking of just starting to make a list of things not repaired then using that for a potential lease breaker if needed.

Just give him the boot. Unofficially, and informally. Repair done!
