Just Got Back From Fort Lauderdale

I was there last weekend too. Too bad I didn't meet up with any of you all. I ran into Jose Canseco. LOL. He was there with his brother and two other pretty big dudes.

The chicks in Fort Lauderale are smoking hot. Plenty of hotties running around Check this girl out I hung out with:

WTF has happened to the crowd at River Walk? Different "demographics" than a few years ago.

Actually I do think MIAMI is headed for a real estate collapse (as per the % of new units owned by investors, and the insane amount of buildings under construction) and Ft Lauderdale will drop some...as interest rates adjust and people re-apportion their investments.

The places I have in WPB is up quite a bit, and I have not even finalized them yet. I might sell during the height of the season, then buy in Ft Lauderdale next summer, if the market has cooled off some.

Miami is going to fall apart though, not kidding.

WORD.
And I'm sick here working 70+ hours/week to get a decent salary. Hey Matt do you have a job for me up there? or down here? whatever...:(
;)

People have been predicting Miami would bust as far back as when that fashion designer got shot. They kept remarking how the city was losing it's glitz of upper scale night clubs and all the celebrities were leaving.
Overall Miami is going to stick around and continue to be unaffordable to most. The dumpy condos will get a renovation and try to attract more people in. Though I am betting it is elderly European retirees. The days of it's Miami Vice image are long over.

75,000 (new) condo units under construction. 65% owned by investors.

Classic bubble, no?
