Renter has quit paying rent.....

He is still working on finishing July rent. Says boss is on African safari or something.

This guy has about 4 great qualities and about 5 horrendous qualities. However, he has lived there for 10 years....along with someone else until last year.

He acts like nothing is wrong. I have about 5 more pressing problems so I don't say much.

Sometimes I consider a warning that he has 30 days to move or pay. Usually....I would just as soon he moved. Other times....I consider his generally good history and redeeming qualities.

The big problem....I am almost certain that he has over 10,000 saved up. He is a miser.

Hard to be sympathetic when one feels they are being led on.
 
Bad qualities:

Relentlessly moves my stuff around. Everything there is my stuff. I am remodeing and somewhat haphazard at times so it is partially understandable. Infuriating 9 out of 10 times.

Smokes heavily though almost always in his room.

Truck has been broke for 10 months and almost fills the garage. He takes the bus.

He is almost always there on weekends and evenings. Sometimes during working hours.

He gives some stuff (landscaping rocks etc) to his girlfriend who is my neighbors wife. This makes me extremely uncomfortable.

Talks like he is my boss and it is his house which is absolutely wierd.


Good qualities:

Doesn't seem to steal as badly as mnay room mates. I never know if something is simply lost, misplaced, or given to his girlfriend/

He is a crime deterrent since he is usually there. I am only there a few times a week.

He waters and mows the yard. I would not mind doing that if he were not here however.



I would like to see him move and but it is hard to boot someone who has been there for so long.

Decisions....
 
Post a note and slip it under his door giving him notice that rent is due!

Put him on notice that he has until the end of this month to be fully caught up on his rent, or you will begin eviction proceedings.
 
kick his ass to the curb... or at least tell him you are going to start banging his girlfriend until he pays up.
