Renter has quit paying rent.....

No lease.

Track down the landlord and create a new lease with you being the primary tenant. Landlords want to be paid...and could care less about non-paying fucks.

No payment..no roomie.

And you can always start paperwork..with a typewriter...sending a note to your neighbors husband. That would work and create drama at the same time.

Then again, you can always wear a tin-foil hat and run around talking to yourself.

No lease. Are you paying the appropriate taxes and have the app. insurance for renting that space? If not, the can of worms just got agitated.

THIS^^^ is the most important factor here. If you don`t have a legal 2 family/multi family house, then YOU are the one in trouble. I`ve seen it happen a lot. People rent out their basement/first floor to people illegally and get screwed from the town. He may know this and is planning to "start trouble" as you say.

If it`s not legal, I would tread VERY lightly.

Good to keep this in mind.

He is the only one that lives there.

I use the facility to meet customers since the location is central. I live in the boondocks.

Mostly.....I just pour a lot of money into it fixing it up. It was a rental house for years and needs to be bought up to speed.

Terrible advice guy.

Starting a war with the neighbors about relationship improprieties is jsut asinine.

It is none of my business....just gives me the creeps is all. If I can't handle it then that is my problem.

Think I will throw it up for sale. Really....not worth the trouble just for a place to meet customers.

Having him there is weird anyway and I would never want to sleep under the same roof.

He was face down in bed at 4:00 this afternoon. Don't know what is up but I felt some sympathy.

Something might be wrong to be doing that.

No....he was not dead.

I'm confused now.

Is this your house that you own and are renting out rooms without leases or is this a house you are renting and sub-leting to other people?

There's nothing to tread - there's no lease. LOL There is no case to be argued, he's a squater at best. It would not be surprising if he paid his "rent" in cash.

Almost all house shares, etc are not in multiple family dwellings, take a ride to town hall, it's all public information. Towns rarely go after these properties because so many of their own (town officials/ employees) have their own hands in such rentals.

Anywho- without a lease it's not a rental if you own the house, he's just one of two friends that helps pay the mortage. (If Test boy is not the owner and this is a sublet - that's more complicated and one should hope that he just leaves quietly.)

Depending on what town you live in room rentals are legal with a very basic week to week or monthly rental lease. (Providing you live in this dwelling.)

CONTRACTS (agreements) ARE YOUR FRIENDS ....even if the paper can be worth more than the contract.

I plan to sell it. Not worth the hassles.

Move to Canada.

I notified him today. I can't believe how nonchalant he is about not paying the rent. Like it is a church donation or something.

I will start changing a few locks soon. Back door. Back yard fence door.

He should get the message. He sure shows no sign of moving......or paying.
