Dont be, im in real-estate. Im a broker though and work with a few investors. Dont jump on just about everything, but there are those that need work and nobody to fix them, also people that are in debt that would rather sell to you than have it foreclosed on.

There is money to be made, fuck tapes, seminars and shit, thats just motivational but out there you come to earth very fast, so fast you crash. Look for places that are out there basically in the bushes, learn how to sniff them out. Get in your car, travel neighborhoods, compare prices, speak to few brokers and sign nothing and i mean NOTHING.......

There is money in flipping, you just got to have realistic expectations...

Thank you! Then reading some books to get basic information will not be a waste of time. I read about the 5 different ways to flip houses, but there is a lot to know that Ron Legrand's book did not go into detail about.

Learn basic carpentry.....do your own demolition and paint. Dont have contractors buy or bring material, do it yourself, cheaper. Buy in bulk. You need few books from home depot on gardening, painting, plastering, basic carpentry and plumbing.

Home Depot even has shop classes at night that are free, they dont advertise them, ask to find out and go check it out yourself. Introduce yourself as a up and coming contractor, take few business cards and know how to make friends. Always and i repeat ALWAYS be nice to the R.E Broker, they sell you the house and then sell it for you. Its them who make you who you are and shape you up. But find a good one and stick to him, show him loyalty and you get it back.

well even with all my brains and good looks lol i own a professional fundraising company. we do telemarketing. i worked 70 to 90 hours a week for years, i have paid my dues! i am first and foremost a motivator. i have read every book on the subject worth reading. shit, i wrote the training manual for the largest fundraiser in the u.s. when i was 28 years old. think and grow rich is the best book in the world for acquiring money. get the book and DO IT! it is a recipe for success.

I dont like sitting in a sweat shop office with 20 ppl to watch over all day 6 days a week but what else would I be doing?

i mean hell. would love wrestle/judo or be touring with a rock band but that isnt realistic

I'm gonna get that book. Years ago when I had time on my hands, I wasn't thinking of ways to make money, things have changed.
