You can will the claim of breached lease and monies due and yahda yahda but even with papers it doesn't mean you'll ever see the money.

You might be in the situation that it's a blessing she is out and you can rent to someone else.

Well I got all that. It was kinda weird considering a 28 year old stripper was happy to move in with 6 other students. We found out that later though.(didnt put that job on the application)
Her life consisted of watching TV 24 hours a day, stripping twice a week. Some drama about her old boyfriend who would watch her at the strip club. This would lead her to freak out and come home screaming like a maniac at 2 in the morning. Drama with her new very very dirty old african american man. She constantly smelled like shit and cigarettes. Never washed her hair cause she likes the dirty look going. On top of all of this her room consisted of clothes all over the floor with mattress in the middlem that's it. This room constantly smelled like weed and cheap cigarettes therefor she lived in the living room where like I said she spent the day watching MTV and sleeping on the couch at night. Basically she sucked at life really really bad.

This is an email I got from one of the tennants who complained about her to my brother. (she wasn't the only one)

Okay, Chestity is outside my door having a tantrum right now. Gabriel told
her everything I said and, said that it was me. I wish I would have known
about this. She's freakin out tellin me I'm talkin shit and trying to
confront me. I told her I'm not going to discuss it with her so she's
outside my door yelling. Nice. I really hope that she is getting kicked
out now. If not, there is going to be tension. Okay, now she is banging on
my door yelling my name and calling me a bitch. And now kicking the door.
I'm not paying for that. Dammit. Is she staying here?


So I called her to warn her, she say's "that girl just hates me cause I'm hot"

Yea basically, that's why I'm kinda happy about it. At the same time I'm pissed cause my brother got played like a little boy. House is about 2 min away from a 40K student university. It's easy to fill it up and our lose is about 50-100 bucks. In either case, if we go to small court and she has to pay according to the lease she will owe us last month's rent(partial) for breaking the lease aswell as the past months rent that she didnt pay for.
