Man, so many things I'm glad I didn't buy in the last year. A boat and an S8 are two I'd really be kicking myself over right now.

Yep, no shit. I'm still driving my honda, have equity in my home, cash in the bank, maxing my 401K, and doing "ok" in a down market. But, I'm a little nervous about it still.

Back in late 2003, at the same time I started working for EF, I was being courted by a HUGE Mortgage firm. One of my rowdawgs from HS was working there. The kid was a HS dropout with a GED, he started working in the mail room at the company around 01, and ended up running his own team of Spanish-speaking broker(first one in the whole company).

You're forgetting that commissions are taxed at 37%, so he's got closer to $13K, then his house payment which, with escrows in CA could be around $4K/ mo in that sweet option arm that's now at 9%, only paying maybe 1.5%. The TT Porsche alone is probably $2K, the other two cars are probably another $1,600. I'm thinking an H2 and a 5 series. My cell is usually around $500, so I'm sure he's close to that. I'll bet he has a shitload more on credit to fill his house, so probably another $3,500 in minimum payments on double digit credit card debt. I bet he's using cards to pay his cards.

There was a lot to be made with pretty minimal effort for a while. It's still there, but I think I'll be lucky to do half of what I was for the last 5 years.

i could never work for a w2 shop as opposed to 1099(ROFL, i almost typed 1003) if they were ripping me like that.
