I rented out a second house i had. EVERY tenant was a fuck up. And I tried all kinds. Originally the house was furnished and my first tenants were a couple of straight guys. They didn't trash the house, they just stole the furniture. The second tenants I had were a middle aged hetero couple, both college level instructors; they stopped paying rent and tried to sue me. The third and final tenants were a gay couple (I had high hopes for this pair but they turned out to be the worst). They let their dog(s) run loose in the house and shit on the carpet.... and then leave it there. had to re carpet the whole house.
It was a real education. I've been a renter, most of my friends are renters. ALL of them take care of their rented spaces, are clean, respectful of the property, pay their rent on time, etc. I figured every one was like me and my friends. Turns out the nice renters are the minority.
