successful timeshare salespeople

i work for a travel club in which is similar to selling timeshare. it is all first day sales. you see a tour, and try to write the deal up that day or else you just don get the sale. ive been doing this for a year and won first place in my office last year but now am slipping. is there anyone here in this sales field that has any advice on success or any advice on techniques?
 
It's not just you bro...it's the economy. People are feeling the crunch and tightening up...especially on items like this.

I think fewer people overall will buy, but many still will. You will have to work harder and play more on the emotional aspects of each sale. I assume your company also has good financing options for them? They might have to get more aggressive financing if they don't already have that. You'll most certainly have to work harder for each sale though.

Remember, every decision to buy is an emotional decision. Also, when things are bad (economy) a lot of people really would like to be able to justify "escaping" for a few days. Make it affordable for them. I assume you keep in touch with your clients and ask for referrals? Send thank you cards with a gift card to a restaurant in it (like $25 to someplace like Olive Garden or Macaroni Grill - a big chain with reasonable prices)? If you know when they go on a vacation, send them a card with a starbucks gift card ($5 or $10) when they get back and throw a couple business cards in there and ask for referrals.

Call them a week after they got your card and ask how their trip was. Ask things like, "Isn't the beach at Ka'anapali just beautiful?" "Did you get a chance to go up Haleakala?" -- you know, specific questions about their trip. Ask them what their favorite part was. Tell them yours if you've been there. Recommend some other place they haven't been so they use it again. Of course ask them if they got your Starbucks gift card, and then ask them if they have any friends that they'd like to vacation with sometime (or something like that).

Then ask for their friends' phone number or address to see if you could contact them either by phone or mail (some might be more willing to give an address rather than a phone number). If you get an address, send a personal letter or card. Tell them about the conversation you just had with their friends and what a great time they had, etc.

Probably all stuff your company has you doing now though.
