e have NOT had to use our GFA furnace in over two years, other than to use the fan via electric to circulate the heat upstairs. Cost us $400 last year to keep the downstairs at 78-79 degrees.
I hear they are making furnances now too.

In my area $1,000 a month gets you a studio apartment, that has parking for one vehicle only, no pets permitted, and you pay ALL utilities except heat and water. It's actually more economical to have a house.
