So I moved out of my old duplex oct.1st. I called my landlord on the 1st and told him that I put the key in the garage. I had the carpets professionaly cleaned along with the whole duplex before moving out just to be a nice guy. I have had an outstanding relationship with this guy for the entire year I had been living there (friend of the family), rent checks early every month and I even reffered several people to him when he had a vacancy upstairs. So I have to call and call him repeatedly to get my 800.00 security deposit back even 3 months after having moved out(according to law, landlords have a 3 month grace period to pay security deposits). He is very nice on the phone and tells me money is in the mail. Four days later I get a check for 21.00 and an itemized list of deductions which include: carpet cleaning, rent and utilities for half of October, painting.... It's all a bunch of horse shit.

Sooooo, I want to get him back. I was thinking of putting up signs on that patch of land inbetween the street and the front yard saying "don't rent here" or something along those lines. I just want to cost him what he took from me. Maybe paint all over the driveway...fuck I don't know, help me out
 
Fuck man. You could take it to small claims if it comes down to it.

Unless he methodically took pictures ov every room, at every angle, in every conceivable lighting, it won't do him any good. I learned to take literally up to 100 pictures of my place upon a move just to cover my ass.

lol, trust me first thing that came to mind was take his ass to court but then after thought realised nothing was documented. He ass raped my good faith mentality. So now how the fuck can I get him back? Would dumping a couple buckets of paint on the driveway make for an expensive cleanup?

that would be pretty minor. some paint thinner would remove it relatively easy.



you said he was a friend of the family? why would he rip you off then?
 
If he's a friend of the family, just spread the word to all your relatives who know him.
 
Does he park in his driveway at night? Could you approach without detection late at night? If so, I suggest applying gel paint stripper to his car. Be sure to get a nice smear on every panel, the hood, the roof, the trunk....make sure the whole damn thing will need re-painting. If you work fast it would take about a minute. If he runs it through his insurance, his premiums will go up and it will cost him a lot over time. If he doesn't, it costs him a lot all at once. Either way, he isn't enjoying spending your 779 dollars, because it will cost him far more than that.

Here's an example of what it can do, and keep in mind these guys used standard liquid stripper...a lot of it ran off...a gel will stick to the vertical surfaces, allowing it to strip right down to the bare metal. They also missed a lot of areas:

use salt to kill everything growing in the lawn. grass, trees, everything.

keep in mind that this could possibly be a felony if they can prove you did it
 
small claims court is pretty much your only option.

i'm sure karma will also screw him though and he won't find a tenant for months.

you could post a random ad on craigslist also describing the situation, in case it's listed on there
 
Why didn't you have a final walk through with the landlord? You could have had him sign off on the condition of apt.

yeah but unless the landlord took pictures of "damaged carpets and wall paint" the landlord cant charge either.

so unless the landlord is willing to damage his own property to win, pdaddy can haz his shit back.

the before/after pics are only of ALREADY damaged items
 
If you know where he is posting it for rent you can probably go to the site and write a review or add a comment to his listings about what happened without any real details, but enough to make prospective renters stay away.

Or call him and ask what the heck is going on and hash it out before you do anything really rash. Always the nice approach first, then tell him you're going to take $780 out of the property somehow. Hell, you could even fill balloons with oil based paint and it would take about 60 seconds to make sure he had to repaint the whole front of the house and replace some windows.
 
Suing won't work.

Property Damage will only make you feel good on the inside for a little while. But that's enough for me.

Did you break your lease early? How much would have been a 1/2 months utilities & rent? Legally the landlord has to clean the carpet and paint when a tenant moves out and not at your expense. I would ask to see the receipts or take him to court. The threat alone might sway him to pay you back.
 
Well i do love the paint thinner idea and have actually scoped out his place and noticed he parks in the garage with the door open so it could be done easily. I would however prefer to focus on the rental property more. There are two young and very social college girls living upstairs which give more reason to to suspect me of anything.

I have tried calling him countless times to talk to him about everything leaving voicemails but I've gotten nothing in return.

I have spoken to my uncle about the matter who is a retired attorney for the mayor and basically told me that I was SOL.

No before or after pics were taken, the entire process was in 'good faith' mentality. He isn't a direct friend of the family exactly. He used to work for my dad and is good friends with the next door neighbor of the duplex that is in fact in really good with my dad.

I like the salt and balloon ideas as well but thInk they are going to keep me on the property longer then I want to be.

Right now I'm driving by late at night and stealing his for rent signs that are in the front yard but it just doesn't seem to be scratching this itch.
 
Take out a craigslist ad in his name that will attract undesirable tenants to the site.

fill a jug with salt water and pour some every time you steal a sign. ruining part of a lawn is kinda like ruining the whole thing
 
Have your attorney write him a demand letter and give him 5 days from receipt of the letter to respond, then file a lawsuit on him. He will pay you , I promise.

Bright teal or sone shit, have them make that color in H&C xyelene concrete stain. Not water based. Do it at night so it can start to dry out, only bad thing is he can just paint right over it but simple "paint remover" will not take this shit up.

Stop with the petty shit. If he gets annoyed and sets up a camera you're fucked. Take one shot at this, and swing for the fences. Every time you do these little drive by's you increase your chances of getting caught.

Not many people buy horrible shades of paint...you'd stand out. Stick with the paint stripper, and buy it one town over to be safe.
 
If you can't get the guy on the phone, go to his house when you are sure he will be there. If you can't do that, talk to an actual attorney practicing in landlord/tenant law to see if you might have a case to demand your deposit back. Have him draft a letter.

If you want to be like gladiator and ignore good advice, then I suggest just chalk it up as an $800 lesson learned in the school of hard knocks (which is actually still very good advice). With your new job you'll make like twice that in one shift, so let it go. You're wasting time and energy dwelling on it and doing petty things that he barely notices and doesn't care much about. If you do something bigger, you'll probably get caught. That might fuck up your career. Spend the time with your daughter instead.
