new york apartments

The census bureau just realeased the new info, and declared new york to be the most expensive city in the US to live in. By quite a bit, i forget the percentages.
 
I've read that Manhatten rent has decreased due to the current economy as of late... it's still pricy, but there aren't any increases... it's just not the economy for people to be able to increase rent 400 bucks anymore. Everyone will have to move out of NYC if that's the case.. Hell, my rent at my place is going up 15 bucks this year, and last year it went up 100... so it tells you a bit about what's going on.

Well, he's probably not going to find that in Manhattan.

Try Brooklyn: Williamsburg or Greenpoint. Greenpoint is making a comeback. Lot of young people, rent is reasonable.

Hoboken, NJ is an option as well, but then you have to actually get up in the morning and admit to yuorself that you live in NJ.

jersey city/hoboken have gotten very expensive, and its impossible to park there. So scratch that.

Fort lee, NJ is very nice...right next to the GW bridge...you can get apts that have a driveway there..but I think the rents would be too high...also try edgewater, cliffside park...great views there as well.

As for queens...forest hills is very nice...about a 40 min subway ride to mid-town...there as well you may get something with a driveway.

Hard to park in brooklyn too...brooklyn heights/park slope rents are very high. Could try Williamsburg...not sure about the parking there though...

LOL! Hoboken rocks. I love it! Most Hobokenites think of themselves as honorary NYers. It's the *other* borough. 15 min into the city by the PATH train.

Jersey City is okay, I guess, but some parts are very un-nice and unsafe. Hoboken is way more upscale, but the rents are accordingly higher, and parking is a serious bitch. 1300-1500 is a pretty average hoboken price for an apt. The nice thing about hoboken is that the realestate finder's fees are way lower. In Brooklyn and manhattan, the last time I check the finder's fee alone was 20% of a years's rent. Plus Security deposit. Plus sometimes irst and last month's rent up front. Hoboken tends to be more like 1 month, plus sec dep and first month's rent.

My advice would be to seriously reconsider their decision to move to NYC. If they're trying to get into a high-powered job like law or wall street, then the move might be feasible (but then they wouldn't be worrying about high rents), or if they're into the "art world" then NYC is a good place.

But if they are regular middle-class guys trying to work in Manhattan, it's a nightmare - the costs are incredible, and no matter where you live, you lose. If you go the suburb/commute route, you're stuck in a sardine can subway 2 hours a day (if you want to live in a decent neighborhood), jammed shoulder-to-shoulder. you wouldn't believe how stressful that can be. and if you try to live in Manhattan, rent will cost most of your after-tax paycheck, even if you share a roach-infested studio apartment. And forget about having a car, between parking and insurance. Add to this that the people there are the most rude, hostile people on earth, along with the constant noise, dirt, homeless people, crime, etc.

Not saying its not a great place for some people - if you're super-rich and can take a limo to your park ave. apartment, its great. but if you're not that lucky, its not worth it.
