What is a good area in Florida for home development? A nice beach area where there's space to build a large home?

wow, interesting question.

It really depends. Price ranges can go anyplace and all over, and different regions of FL are different types of communities.

If you can ask more specifically as to what you want in the area, it would help, but in the meantime I will try and prepare a response.

What's the next decent place to develop?

It seems like the Tampa area is played out, Miami/Coral Gables etc was played out a long time ago.

Are there any nice waterfront areas that are starting to increase in value? Any hidden gems that are just starting to become popular?

Ft Myers and Port St Lucie aren't nearly as expensive as Dade, Broward, and PB counties. Ft Myers is gulfside, Port St. Lucie is on the Atlantic. The latter is a good area because of its proximity to Orlando and Miami. The former seems like a safe bet because large businesses are opening shop there.

If I were a speculator, and this is merely a guess, I'd wait two years to see whath appens in Port St. Lucie. There's a glut of newly built homes in the area and prices have started to level off. I'm guessing there will be a drop in price soon.

Also keep in mind that Port St. Lucie sucks aside from the beach. I would never want to live there.
