Anybody here have experience with cracked foundations?
I have 2 & ther're not very serious, but I wanna sell my house in a coupla years, so I should address the problems before then. Probably have broken weeping tiles too, many houses in this devolopment have.
Any advice?

Water freezing causing the cracks? Might need to slope you yard or otherwise increase your drainage.
Cracks haven't worsened in the 8 yrs I've been here, but that's prolly how they started.
Gonna get a contracter in. My driveway looks like shit too, settling, frost heaves, & my front flower garden washes away under the front step.
I just wanna know what to expect & what kind of options a contractor will present.

Any water coming in? All foundations crack. . .when they start leaking or moving then it gets kind of messy. Do you have good drainage? If you have french drains around your house, it might be time to dig them up and replace them. . .they get mucked up after a while. If you don't have them, it might be a good time to put them in. Cracks can be repaired as long as there hasn't been any significant movement. . .especially if it's on a mortar joint.

No movement or settling of the foundation. It's on the poured concrete portion, so there should be no cracks.

Ditto on the FIND AND FIX THE CAUSE FIRST, then fill the crack.
Settling due to water under the foundation is the most likely.
Find where its coming from, redirect it.

Broken and Weeping, sounds like a problem BikiniMom could help you with..
