just to order blue prints of a house design is well over 1000 dollars. And that is not knowing if the town/city thinks it is up to code and approved.It is a all sales final as well. That is crazy!
 
Angel... gimme a call, I actually do this and have my own business doing this. DON'T BUY SPEC PLANS!!!!!!!! Any change made will cost, every set of plans will cost, it will end up costing you more than if you just go to a custom made plan and sit down and get what you want.

Well, I have been working for an oilfield based company for going on 7 years now, doing design and drafting that deals with structural work and other oilfield based units.

I also do residental and some commerical design and drafting, working out of my home. I've been doing this for going on 8 years now. Mostly just because I love it, and love the creative part of it.

You get what you pay for.


This isn't blueprints for a dollhouse. They are blueprints for a home that PEOPLE WILL LIVE IN.

My BIL and sis have their own architectural firm and I hear them bitch about peeps who are penny-wise and dollar foolish all the time.

Get in touch with the Friskers. She's honest, decent, smart and won't steer you wrong. :)

I've run across a few plans done by these company's and I must say... piece of shit! I've had customers that have bought them and then brought them to me so that I could completely redraw them. They ended up paying double what they would have had to pay if they would have just came to me in the first place, and then get more from me than a stock plan would ever offer.

Alright then - pretty cool. I have an architectural drafting background and have worked for a few firms, but now I do HVAC design and drafting. I switched fields because of the pay. :)

I wouldn't work for an architect to save my life... LOL! Pay is so much better doing what I do now and working for myself.

My sis and BIL said the same! And they get lots of similar calls... the clients end up bitching about getting ass-raped but hey... as I said - pennywise and dollar foolish.

And I ain't blowing smoke up yer skirt girl. Just speaking the truth. ;)

Yeah - you gotta be nuts to want to work long hours for little pay while you draw wall sections over and over and over again.

My MIL did and she bought the prints yesterday. Frisk she got the reproducable prints so that she can make prints at a engineers special machine thingy to make them mirror image. or what the hell ever
Any ways it is the house that her husband wanted and had to have. But damn the only concern now is that once you buy the prints you own them..Who is to say that they are not up to code for her city. Then she has to pay more money to an architect to make it up to code. Sounds silly if you ask me my opinion. Shoot she should have went pre fab!

Well, a lot of architects design houses that don't meet the building department's approval and that after someone's invested a lot money into meetings and drawings so in that light even if she had an architect design them there would be no guarantee that it would suit the local building codes and regulations.

Basic things she should have or may have done is to get a survey of the land and see if the house footprint can sit on the property how she wants it without problem with the setbacks and heights.

I don't think they are terrible but like Frisky said you will pay a lot if you want to change anything major.

As for expense - I think that varies from state to state.

well, its quite easy to mirror image a print, but any and all chages (unless they gave her the actual autocad dwg ) will have to be completely redrawn. There is no program to just scan that in and move lines and walls, or roof lines etc. Some states have different codes on rooflines and fire stacks, some have different codes on foundation... etc etc..

And btw... You DON'T own that print. The company still owns the print and can sell a dupicate copy to your next door neighbor if it wants. That is why I would recommend a custom print where you own that print and it can't be duplicated exactly. No doubt there are some loop holes... but won't be a duplicate of what you purchased.

Does she have a file that I can look at? I may be able to help her a bit?
 
Ok so she ordered the prints the day that I made this thread. Paid over 30 dollars for 3 day express mail, and signed off on the copyright already.
But the damn prints have not arrived.

I wouldn't worry about it.

The 19th was Tues - they probably went out Wed and three day express would mean they should come today.

I would just call the company and ask for the tracking number.

and $1000 is not expensive. My guess is you're missing something with those prints.

1000 isn't bad at all... but any and all changes will be hell because when you order 'mail order' prints they may not be to code, prolly don't have schedules, or cabinet elevation. Some are OK, but some are trash. I bet there will be a few things missing.

I honestly would prefer to pay someone to give me exactly what I want than to get something from a person you can't sit down with and discuss any changes etc.

In the long run... between either having to pay to get changes made, or pay a contractor to fix the nick nack bull... you end up paying a whole lot more.

You are right. I called them and they said that they had issues and their comps went down but it should arrive this afternoon UPS. They are creditting the 3 day express mail back to my MIL because it took longer than 3 days to make. They also sent it out next day delivery free of charge. So hopefully it will be there.

I provide at the least.... 8 copies of a full plan (all in the bid price) You need one for the bank, one for the lumber company, one for the electrican, one for the plumber, one for the foundation, one for the cabinet guy, one for the Homeowner and then an extra.

A few things to tell them though, make sure they go over the dimensions to a T!!!!!!!!!!!!!! I've dealt with a customer who used a plan from that company and I had to redraw the entire plan due to it being scaled improper. (they didn't draw it to scale, so when there was a problem the contractor couldn't scale it. )
NOt the house I would choose, but hey....Oh well.

My bro in law is a contractor and he is good with his shit, so they arent too concerned. Hopefully it is all up to code for the city though. That is the only worry now.

I always wondered why the his/her closets or just closets in general are THROUGH the master bath to get to them. Sure it may be on the way but it also may NOT be. It should really be right off the bedroom on not through another room. Esopecially when someone is showering and it;s foggy in the bathroom. Going through clothes, picking out stuff, making that trek to the bedroom, is just too sweaty for me to begin with.


All houses I see are like that. I'm not talking about this one in particular. Just pointing it out.

I do love the balconies. Congrats.
