Any land lords in the house?

get the nolo.com guide to being a landlord.

Oh I forgot to say before, I am a landlord, I just rent out a room in my house. All I can say is I am blessed with a great roommate. The most important part is slecting the right tenant. As long as you watch your ps and qs on that the rest is relatively smooth sailing.

Good luck if you decide to go through with it.

I've owned 3 homes so far(just fucking lucky),all that I would rent outright.
Not sure bought the rest of the world, but your in great shape if you barelly make the mortgage here in san diego.Fucking sucks, but when it's time to sell,BOOOOYEAH!!!!!!!!!

My sister owns a duplex in a college town she rents out. She does okay with that. I think what I would do if I were in Atlanta is buy a house, take on a roommate and charge them 60% of the house note.

most college towns in california average 1k / room rent costs. moreso for a 1bdrm place. I have many friends in Isla Vista paying well over 600 each to share a room with someone

If you do decide to become a land lord, be prepared for the unexpected. Never underestimate the ability of people to destroy the place they live.

I've owned rental property and finding a decent tenant is virtually impossible. I would never have believed it unless I experienced it my self.

NO ONE I personally know, who rents, deliberatly destroys their home. So I just assumed every one was as respectful as my friends, family and aquaintences. I was WRONG !!!!!
