both of my roommates are L.A's and they love it. one does slightly better than the other $$$-wise...(ssshhhh). hehe.
they work hard. they make alot of calls, they pitch alot of deals. honestly, the company will teach you the products they have, and its up to you to sell. they are both direct lenders.
I'm not sure how big ATL is for direct lenders, i know Irvine California is HUGE for them. the capital basically. you might look into brokering loans, which would require you to have a real estate license. Start checking out monster.com or something for opportunities in your area so you can get an idea of what they require. you'll probably see "sales" instead of "finance" as ideal backgrounds. They want someone who can close a deal instead of someone who can talk their way out of one.
just like everyone said, referral business from purchases (like real estate) is very important. if your clients view you as a "one and done", you'll have to prospect heavily for the rest of your life. if you have an exponentially growing network of referrals, you find that you work standing still instead of chasing down clients.
