not to live in- i have a house for that. I'm buying one to fix up and sell.

its down the road from me, so its convenient. Its an old farmhouse- 7 acres, 4 bedrooms, 3 baths. It needs a new kitchen, 1 bathroom needs to be gutted and the other two just need new fixtures and floors. all new lights, tons of drywall patching and painting. New garage doors, siding, and a new front door. And a dumpster because there are PILES of garbage everywhere that prevented anyone else from seeing the potential this house has.
I got it for $300k and I think i can sell it for around $500k after I fix it up (its not very big).

It was on the market for around a year and the kids lived out of state- they finally accepted my very low offer.

i've always wanted to do this.

where are you buying your supplies?

I flipped a house earlier and signed up for a Home Depot card....cuz they were giving an extra 10% off all purchases for 60 days.

I loaded up on everything that was not cheesy looking. Lumber, paint, everything that I was not having custom made.

An extra 10% can help

When flipping houses, do you opt for an adjustable loan with a low teaser rate and hope to sell it before the rate period is up? Interest only, etc?

LOL, thats exactly what i did at lowes. plus, one of the things I ordered had a rebate for free delivery, then they piggy backed all my purchases onto that order, so i'm getting everything delivered for free.
I had set up this order the other day so today I just went in and paid for it.
