Looks GREAT

Perhaps a handicapped Bob Vila, but I have to give credit to people like vixenbabe, Velvett, Jestro, etc, Stilleto (in that order) for their help with colors and suggestions.

Did you shoot that with a transit for the right pitch? I think we put a 4" pitch on my patio across about 19 1/2' if I remember correctly.

I don't have all those fancy gadgets.

I just used the existing wall, chalk line, and a plastic level.

To my surprise everything came out square and plum.

The only negative at this point is that the first post has twisted a little after the treated wood dried out. Hopefully it will be covered & unnoticeable once my vine starts growing on it.

nice work. . .you're an industrious little bastard. . .you're like a beaver. . .from now on your name is beaver. . .

Very nice..

It's a shame your next door neighbors don't have the same dedication to upkeep
or renovation..

Luckily I have no neighbors.

Those are old sheds/buildings which were already there when I bought the house.

My next project is to demolish those buldings.

It's looks fantastic. lil aap. It's so rewarding to know you did all the work too. I bet it would have costed you SEVERAL thousand more if someone else had done the work for you.

It'll be intersting to see how much they rape you on property taxes next year due to all the upgrades. Gotta love the tax man...

That's assuming he had it inspected, got permits and so on.

I can build up to a certain amount of cost per project where I live. A pergola is fairly cheap so I didn't need permits and such.

They sometimes do a drive by to help determine property taxes though, right?

Either way I should be okay once I tear the old buildings down, which ironically I am paying taxes on at the moment, despite not using them for anything.

You actually can build anything without a permit in your area? LUCKY YOU!

Around this neck of the woods they WON'T allow you to breathe without one(well almost) It's crazy here.

When was the last time they accessed you on taxes? I'm sure the next time they'll take note of your changes. Tax men are kinda like that..lol

In MI, anything considered landscaping (such as a paver patio, flower beds, etc.) is not a permanent structure, therefore requires no permit. They tried to charge me out the ass for permits to build a deck half the size of what I wanted...thats why I built it out of pavers, retaining walls, stone steps, etc. I can have it out of there with a back hoe in a few hours. Nothing permanent, no permits :).

Aside from that, I can sit out there every spring and watch the same people power washing and re-sealing their little sissy decks in the blazing sun, after I sweep a few bags of slag sand over my patio to fill in the areas between the bricks. It's good for a few laughs.

wow bro that looks fuggin good.
did you move all that dirt by hand?

My parents have a huge garden. Me and my two nephews filled my truck up with garden soil then placed it accordingly.

I misjudged it greatly though. We only used about 20% of what we loaded, lol.

I've always wondered how blue stone would work for a patio here in Ohio. I fear that all the feezing and thawing would ruin a natty rock patio. No problems with yours JS?

I've also considered the new decking they have out that is made up of "plastics". It's realllly pricey though. No maintance or splinters may be worth the investemnt.

Let me know about your stone and the weather worries I have.

Well, when we put in the patio, we dug down almost three feet to get the pitch right (my backyard slopes), we used two layers of road gravel and two layers of slag sand (tamped the SHIT out of it) ...you could park a semi on it. It's been sitting pretty for about six years now and hasn't sunk at all. It's a herring bone pattern with a retaining wall all the way around it. Materials alone cost me about 5K...a few buddies and a weekend, we had that thing banged out and it looks perfect. I'll see if I have a pic on a memory stick somewhere.

The paver brand is Fendt...them are some of the best ones out there.

Thank You soo much for the info.

I love, love, love the look of natty stone and wondered how it would fare here.

Stone it's gonna be!

Thanks again, Don J. ;-)

Did you say you used sand in between the pavers/stone as opposed to some sort of grout?

Does it last or does it weather away easily?

I took a gable and simply placed sand in the joints as pictured in my pics above. I'm hoping that stays and doesn't wash away.

hahaha it's gonna wash away and end up impacted on your garage!!#$!#@$@!

37 sq ft?

You pussy!

(hehe 3700 sq ft is a large house. Shingling is best left to Mexicans) :)

I'd farm out roofing work, mostly because I'm deathly afraid of heights.

With pavers, all you have to do is tap them together with a rubber mallet when you are first laying out the design. Once that is complete, you use a composite retainer around everything and spike them into the ground (like 8" spikes). All you need to do after that is dump out a bag of slag sand and sweep it over the entire area with a push broom until all the sand fills the cracks...sometimes it takes two bags, I usually wait a day before putting down a second bag. Use paver sealer as the final step and your done.

BUT, even though the pavers themselves are sealed, the slag sand ordeal will still need to be done every spring. No grouting needed.

I also recommend shooting it down with a generous application of Round Up. You won't see a single weed for a couple of years.

I talked my parents out of pavers/flagstone at their house they are selling.

I've become a big fan of concrete stain and patterning.

My mom wanted flagstone over an existing concrete walk. Applying a 2 color blended pattern will look just as good, be hella lot easier and also a lot cheaper.

I will probably be installing flagstone at their new house though. :(

The cool thing about pavers though, is that the colors are almost ALL different shades. You have similar shades, but when placed next to each other, they are actually different. It looks cool once they are all spread out. Plus, if you don't mind making a million cuts, you can pretty much design anything you want.

Do you like your day job? Cause you could make a nice living fixin' and flippin' old houses.

I like to work alone and at a slower pace than many professionals do, therefore I don't know about doing it as a full or part-time thing.

I will, however, start doing projects at random for people for extra cash. I'm slowly but surely building up a nice collection of tools. I love tools.

Then your box wouldn't be complete without a Lestat Action Figure...I hear they are giving them away in Happy Meals.

Sand is round all will wash. Go to your local block or paver distributor and look into getting polymeric sand. It hardens and acts like expansion joint and grout. That is what I use on pavers. If you guys need any pointers on pavers or retaining walls pm me. This is what I do for a living. You should check out my website. strait-lineconstruction.com

Those are old sheds. I have already received a quote for tearing them down.

They are indeed an eyesore.

Sweet! Nice job man. Does init feel great when you do something like that, you feel like you are the man. Taking something that was nasty and tranforming it into something nice, that you did yourself.
I redid my lawn 2 years ago, it was all weeds, very little grass. After I finished it, and all the new seeds germinated the lawn looks unbelieveable. Everyone compliments me on it, and im like....yeah thats right bitches kkeep sweetin my lawn!

I like it, lots.

EXCEPT, I don't like the new checkerboard pattern for the pavers. I liked the solid terra cotta. :(

Is that your little house in the country? I like it. Looks very cozy. Where do you live?

Thanks.

It's actually in the city limits. Granted it's a small city/town but it's convenient to everything yet very secluded. I only have one neighbor and they are about 2 football fields away on the other side of the road.
I am surrounded by trees and mountains on the remaining sides for the most part, although I fear a land developer may be buying/building next to me.

This is in Jonesborough TN. A historic town - the oldest town in Tennessee.

where do you get all the $$$ for these renovations you rich bastard?!??! Good work!

That's the beauty of finding a run down, foreclosed house.

Since purchasing it, I simply use whatever money I have leftover from my paycheck that week to buy the supplies needed to do whatever particular project I could do in that week.

Repeat each week with a different project on the house.

Thus I never had to borrow $.

Plus doing all the work myself saves a ton of $$$.

Yes, I think I was 8th in line. Remember I was the guy with the "Hello Kitty" tatoo on the end of my shaft.

I like to think of it as a greeting, somewhat.
