Oooooooh I'm soooo mad!!!!

Mad mad mad mad mad!!!!!!!!!!! Mostly mad at myself!! Grrrrrrrr

I'm soo mad cuz I let my ex husband talk me into buying this stupid house!! I've lived here for 14 years and I can't take the neighborhood anymore.....it's going downhill.....for example I was trying to parallel park the truck Sat nite and this guy comes up behind me & starts yelling & blaring his horn which makes me nervous so I can't park it...Ugh!!

Anyway, my ex didn't want to continue to live in my parents house so he insisted on moving here, then we got divorced. If I had set my foot down I could've had my parents house now instead of this thing......I spent beaucoup bucks fixing it up & I KNOW I'll never get it back....

Got a real estate agent coming tomorrow to start the CMA process and it rained HARD & fast tonite so the basement leaked.....Great!!!! ^(*(*&$@#%@#$#@$_(*)(*!!!!!

I'm sooooo pissed.....and sad cuz of all the work I did here only to lose it........now I'll have to f'n redo all over again at another house....

Sorry to hear about your troubles.. When we are always wanting everything to look good, and show in the best light, WHAM... Something comes along and F's it up... My day here isnt going much better, so I know what you are going thru.. And as for parking, well you know what I cant park mine worth a shit either, and that so pisses me off when you get some JACK A__!!!!!!!!! behind you that thinks it makes him the big bad guy to blow on his horn and make an even bigger A__!!! of himself.. Makes you want to get out and slam a baseball bat against his car doesnt it ? Well I am done ranting and raving now... Hope your day gets better Jen..

i would help:) i hate jerks like that, i used to live on a dead end street which was actually 1/2 of my driveway it was a loop and one time i parked in MY driveway, and soem idiot came around and blew his horn
and i politely went outside and said, excuse me this is my driveway and i would appreciate if u would stop blowing that horn or im gonna call the cops
he said, this is a road and i said well (and i pointed to the end of my driveway) actually that is the road, so ur trespassing

OK, the agent just left & said that there were only 2 things she would suggest I do to the house.....1) fix the hole in the kitchen ceiling (that was a duh!) and 2) fix the crack in the front porch/fill it.......she said don't worry about the basement, that it wasn't really a factor.....however if we are really serious about doing this it may be worth renting a storage unit for whatever it costs -- maybe $30 for a small one -- and store some stuff......

She was saying I could maybe get $110,000 for the house which hurts a little as I bought it for $82k then redid the kitchen ($10k) + redid the whole house!! Drywall, a hot tub, deck, new appliances, etc....

SO, I'm going to see about getting pre approved then look around & see if it's even worth moving. It may not be worth it, cuz we may not be able to afford what we want......plus I'm not looking forward to the renovation process all over again.....ugh

Did she give you a stack of papers showing sold houses, in contract and on the market houses?

Actually, it was bound like a booklet.......

What's weird tho is that in this area all the houses are different.....this is an inner city type area -- what was considered "Little Poland." Near here is "Little Italy." However where I am, there is a mix of older Polish people, young people, blacks, hispanics, middle aged, etc etc etc...

It's very diverse & each house can be completely different.....one up the street sold for $150k, another for $80k......another one up the street is for sale for $209k......

I'm still kinda PO'd cuz I think I've put $30k into this place and I won't get any of it out......sighhhhhhhhh...... :rolleyes:

Yah, that can be a nightmare.

Realtors are all different in how they give you a price - some will give you a right on price at which your house will sell in the least amount of time while others will you the most your house will sell for at an unlimited amount of time. The worst will tell you give you an inflated amount thinking they'll get the listing that way and then ask you to drop the price every month or two until it sells or the listing expires.

Yikes!! So I need to look at different realty companies to get different opinions??

Oh no.

Just read over the paper work she gave you and take a look at those houses that sold or in contract. Compare them and try and see how and why those values were given to them. See how long they took to see and if there were any price changes.

Then look at the one's that are for sale and check out your competition.

Well, I know nothing about real estate or the market....but IMO, the comparable properties are in more of a, ahem, the 'hood.' They are closer to the "area" which is more of a "not so nice" area......the benefit I see for my house is that 1) there is only 1 neighbor on a side, 2) no other houses behind us (it's a church & that's not going anywhere) and 3) comparing to what's for sale or under contract, mine just looks nicer and is "newer" inside....

Another ? for ya -- does every little blasted thing need to be done to a house?? IE -- my bathtub was reglazed but it's now peeling off.....fixing/replacing will cost about $1,000 and I'm not really willing to put any more $$$ into the house -- just put on a deck and I have to repaint the kitchen.....opinions?

Well you have to first come to a price that you can stomach and is still realistic in the market without being too high that other realtors will just show your house to sell others.

Once you have the price you can decide what you are willing to and not willing to do to prep the house - some things will have to be done others you can skirt and make it known that you have set the price of the house to relfect the work done to the house as well as the work that may need to be done.

You will have to share exactly how you feel to your realtor and see what she has to say.

Hey Jen - seeing as how I'm from the same state you are - I can tell your in what's referred to as "brown town" right? I know what you mean, it was always a good area, but as the old people die off, the trash is moving in unfortunately. I just had the same exact situation in my development. I had bought there and it was a great neighborhood. My ex and I split up and I literally moved around the corner with my new man - but luckily we only rented. It went wwwaaaayyy down hill and we got the hell out. I'd definitely suggest you look in the Newark area - that's where I am now and I absolutely love it. No trash, just some college kids.
 
Hey Gypsy -- actually I'm in Hedgeville, across MD ave from Browntown.....our area is supposed to be a step up from Browntown, but is going downhill...

Ok -- talked to a guy who the real estate agent has recommended for pre approval......all he wanted to do was talk to me, didn't run credit or anything....weird...

The agent has sent me listings via email which I cannot access......but most of the houses I've seen via web listing are way pricey.....SO, for what we can afford, there may not be much better than what we have now....

I've also been working on de-cluttering & straightening, especially the basement.....bought some plastic containers, moved stuff, re organized, etc....so the basement looks a lot better.....still have some work to do.......
 
Oooooh, the agent sent me another email with a couple of listings I want to see!! I'll send it to my hubby at work & see what he thinks -- not too expensive either!!

Thanks!! Glad to be here, I've actually been around lurking, just not posting. You should do your own research too, go to www.delawareonline.com and go under the real estate section. Their database pulls from all the listings in the state, when I moved I found houses I wanted to look at that the realtor hadn't sent to me. Just make sure your search is broad enough, look in areas of PA and MD too that are close by over the line. You can get a lot of bang for your buck in Elkton!
 
Yep, I've been checking out deonline.....haven't found much on there tho.....I want to stick in DE -- I hate commuting & so does the hubby so PA & MD aren't options for us....

Hubby took the listings I printed from the agent & is out checking out the neighborhoods -- doesn't look like there are any possibles as Richardson Park isn't much better than Hedgeville....:(
 
Velvett.....Oh - okay - I was going to say I've never seen anyone so beautiful....well then, of course I haven't because she isn't real, she's been drawn!

Jen - NO don't go to Richardson Park! Definitely not much better. Geez girl, your really trying to stay close to where you are now, huh! What price range are you looking for? Maybe I can offer up some neighborhoods you haven't thought of yet.

Well, I want to stay at my gym possibly......as for price range -- anywhere between $100k & $200k -- but I want a driveway, gas heat/cooking and central air....

I don't want to live in Pike Creek, Hockessin,Newark or Bear.....
