OMFG!!!!! i bought an OLD house yesterday....

built in the late 1800's. it's a side hall, double parlor victorian style home, in an old section of new orleans that is rapidily being rehabbed and renovated. it has a deep front porch, floor to ceiling windows with opening shutters, bay windows, arch way doors..........

under all the dark '80's panelling and dropped ceilings and carpeting is the origional, blemish free sculpted plaster walls and TALL ceilings and hardwood floors. (i am very good at trearing shiot down). the plumbing and wiring was redone 2 years ago.

the present owner was one week away from having the home reposessed by the shitheel, heartless, bottom line-obsesseed corporate bastard bank that has his mortgage......he made me a quick, get of of this financial nightmare bottom line offer i could not turn down. well, somone had to benefit from his misfortune..........why not me? i looked at this house 5 months and 40 grand higher ago and lusted after it...popped pierced wood over it then (and now).

this will be a drastic, 180 degree change from my perfect, modern, square ranch style tract house here in the suburbs!

now all my furniture won't look correct in this old home.........

I grew up in a house built around the same timeframe, old houses are so much better than most modern houses today.

Everybody loves old houses but very few are willing to make an attempt to restore them to their former glory. Old houses are so much better put together than new ones.

Mine is over a 100 years old and we have been restoring it for the last 18 years. Sure we could hire it out but I am a hands on kind of guy. I love doing but it does take much time and even more effort.

Congrats on the purchase and post pics of the house...I would really love to see it inside and out.

I'll admit that I'm not devoted enough to do a true restore...things like plater are too inexpensive and difficult, so I use sheet rock.

I firmly believe that with an old house, you never really get done...you just keep finding more things to fix.

Now there is nothing wrong with using sheetrock. Sometimes it is better. Platering is a lost art that is seldom seen these days especially in small towns like mine.

So true on your second point! And don't forget that things usually cost double or triple the original amount.

There are people here that do plaster, both repairs and new...but the cost is outrageous.

My dad and I had a conversation once about the wood siding, and he said "Do you know how much it would cost to put new wood on the house?"

Oh no...I think I've done somewhere around half of the exterior, and spot repairs elsewhere.

I got AC installed over the summer, and it scared me to death to see the meter spinning like a top when I ran that thing. Thankfully, air circulation in old houses is pretty good, and I only needed it a few times.

thats cool. i know you probaly like doing remoldeling or you wouldnt have purchased the house. but man that shit can wear you down. good luck wit it.

the act of sale for the house prolly won't be until after mardi gras (feb 8th for you non-locals), so i cannot take possession of the vickie until then.

it is now split up into two rental units, both occupied.... the rental income far exceeds my estimated house payment. as much as i hate to have someone else living in "my" house; i will leave it this way until i have my present house sold.....then back to it's origional size and glory. the window a/c units are ok for the renters; but i will need central a/c and heat installed when i move in. those of you who have experienced a new orleans summer will understand why.

as i am a cheap-assed non plat, i cannot post any pics here.....if someone wants to do so i'll be happy to email some shots of the future Rnch Ramada to you for posting.

Congrats on the house rnch! When we were there, going through the Garden District, I was amazed at the houses along the street, and thought how cool it would be to live in one of those. Now you've got that chance!

if i am not working this weekend at the insane asylum; i'll swing by and take some pics of the outside of the vickie.....thanks for ya'll's offers to post 'em for me. all the replies and karma i have received has helped to limit the "buyer's remorse" that always kicks in after a larger purchase sauch as this.

FBDC......this house is not as immense and grand as the houses you and I and onerep drooled over in the garden district........that's WAY outta my price range (unless i win the powerball this weekend!)....it's in the fabourg marigny/bywater section of nawlinz, on the other side of the french quarter. this area was the first neighborhood/subdivision built after the origional city was constructed around the french quarter, the area has been designated as a historical area by our employer. it lay dormant for years; is rapidly becoming an area of revitilization with coffee shops, art galleries, restaurants and alternate lifestylers making these old houses quite nice again.

i still mentally kick myself for not buying down there 5 years ago when i noticed the area being rehabbed......housing prices in this area have spiraled up faster than President Bush's budget deficet....IF the trends continues (and i am betting my savings account it will), i should do well on the vickie if i get tired of it in a few years.

I just got back from Lowes and I made the decision to replace the ceramic tile in both bathrooms and the laundry room. Will probably purchase everything tomorrow or Monday.
