um, good luck succeeding in a very satured market that is south beach.
This idea will NEVER fly in south beach. It'd just be another club or bar that has gone downhill within a short time. The tunrover rate for club ownership is incredibly high here because most people don't know what they're getting into. There's lots of competition and poor promotion.
There are many many dynamics to succeeding in south beach and the economy it deals with. If you don't understand each and every element of it, you're doomed.
And you say it's gonna be on the beach with tiki huts? LOL, yeah right....you know how much it is to run a spot right on collins ave or ocean drive? You really must have no idea how much revenue you'd have to generate to see a return on your investment. Unless you're Nikki beach or hotels like The ritz carlton or the delano, good luck. I don't believe you for a second...There's almost no availability directly on the beach unless you overpay outrageously. My 1.5 bedroom beach condo here is about 400k and it isn't directly in south beach, it's about 20 blocks away!!! The money you pay per square footage is ridiculous.
Oh yeah...and another thing. The city of miami beach is very very strict on allowing strip clubs. There's only 1 that i know of in south beach (Club madonna). The rest are either in Downtown or north miami beach because of this.
