Holy Shitsandwich, batman! REFINANCED already!

pretty good deal you got there from your banker....last year, got 15 yr /5.375% on a $180k loan. was paying before 7.5% for 30yr and 9.5% for 15 yr....now rolled all into one
 
No mortgage here either.

I was lucky enough to find a foreclosure on a fairly run down house and buy it dirt cheap. 6 months of fixing it up and it's now a paid off kick-ass house.

It costs me less to have this loan than follow my original plan of dumping 150k cash to cut the first mortgage in half. Cash is too damn expensive for that when the loan is so insanely cheap.

I only have one kid, her college is pre-paid and it was family money, not mine. I got mine.. or should I say "Ours"

Wow. That IS great. That kind of piece of mind must be great for all parts of your life.

It's nice when Mrs Y can take the summer off from her job, or work part time
when she wants. We put lots of $ away, and I invest 10% of my salary and growing.

Not having the burden of the house payments and education fund/investments must be wonderful.

Man, it must be nice to have a wife that works. Seems like I have to dip into savings 3 or 4 times a year. I have 14 years left on my mortgage paying splitting the pymt up twice to make it go quicker. I could afford to pay the sucker off but that would totally use up my liquidity. Everything else is paid off except 5k or so in cc(which I just can't bring myself to pay mainly because my wife would just run them up again so the 4.8% is cheaper) The liguidity is nice because if I find a good deal on a rent house or maybe another chopper :D it is available.

Yeah... Mrs. Digger wanted to do that. We even found a place (it needed a new roof, lot of other work -- but cheap). We figured out how much we could afford including the essential work, made an offer... got outbid.

I know this isn't exactly kosher but you need to make a little better friends with your real estate agent. And who knows digger sometimes it is better to miss those. The last forclosure I bought has been a nightmare. And it looked GOOD inside rent ready. My first bust in the rental game. Guess it had to happen.
