Home Inspector.

When my career is over im looking at becomming a home inspector in my area and owning my own company. Any Building or Home Inspectors out their to offer any advice?

As a busines plan I figure on inspecting 1-3 buildings daily (after I build my business up of course) @ $270 - $450 dollars per job.

The greatest thing is that you have a schedule that is very flexible allowing you to have a life too, or atleats I think...

Any advice or info?

Well, I heard that from a realtor who has been in business for long time. She often times likes to tell me about some of horror stores that take place in her line of work or that place in her business deals.

No other info i have on that but she said as an inspector you can get in pretty bad shape if you screw up on home inspection. I guess that can go for many different types of work.

At the same time that's what you liability insurance is for and your bond to pay out claims against your practice if you happen to run into some.

Shit happens in all line of work and can and will happen at some point. That's why insurance is great.

I think, that as a licensed inspector and you are on top of your shit then you would know what to look for as far as major signs of any type of either failure or damage in a house or building which could result in serious damage at some point in time.

So, really, it comes down to making sure you are on top of your work 110% of the time and you sould be fine.
 
Bro, youve been right on the money with your entire posts! Thanks, you took the words right out of my mouth. If I dont do much before im like 34-35 money wise this is what Im considering.
 
where are you located? my dad was the first home inspector in my state 22 years ago. now there are over 200+ here. it is a great occupation but runs its risks. im 18 and his plans for me are to one day take over his company. you have to know your shit trust me. he owned a construction company at age 17, went to 4 years of construction school, 2 engineering degrees from a major university, is an expert-opinion in court cases concerning houses, and owned the same company for 23'ish years and he himself catches bullshit sometimes. the goal is to get realtors on your good side so they will use u when buying/selling homes.. its not a bad gig and he calls the shots and makes his own hours. and provides a very comfortable living for a family of 5 (2 of which in college). you just gotta know your shit

Waaaaaayy too much liability for me bro.. Property Appraising isn't a bad career. I would definitely do commercial appraising though, as, it pays much MUCH more. :) The more detail oriented you are the higher you are able to assess properties the more brokers will use you, the more successful you will be, the less likelihood you will end up on a lender's shitlist..
