Contractor Hell (Long Ass Post)

FreeballinDC

Dumper Humper
Since AAP has shared his contractor experience, I thought I would share mine.

Aug 1, I closed on my house. The contractor was referred to me by my realtor (who still is a good friend). I checked with BBB, and they have a good record of his business on file, so I agreed to have him renovate my house.

There are several things that need to be done to make it livable, much less finished. New windows, roof, electrical system and heating and cooling system (new conduits need to be run).

In the past, he was able to get work permits from DC by submitting plans as his work progressed. DC decided to change their policy, and contractors have to submit plans upfront before any work can begin. He had no plans, so I had to find a draftsman fast in order to get the permits. Please note that I said I had to find the draftsman.

Four months later, and no significant work has been done. The new roof is on, but it is not finished. There are several places on the new roof that have to be sealed up, and as yet he has not sealed them.

He has taken out the old boiler and water heater, but that leaves the house with no heat or water, and it's been below freezing some days already here.

The windows have arrived, and he has said that he will start replacing them next week. With his current track record, I shall see. He has also said that the house will be LIVABLE, but not FINISHED in late January or early February. Again, I shall see.

The only good side to this is that he only gets paid when he finishes up a portion of the job, and the inspector for the mortgage company appoves the finished product.

My point in all this is: No matter how good the contractor supposedly is, you will still have issues. My realtor has hear my rants and has helped push the contractor to do work, but it still pisses me off that it has taken this long to have nothing significant accomplished.

That ain't shit. I have stopped posting about my fucked up contractor because it depresses me to even write about it.

My latest fuck up with him consisted of me climbing the scaffold Monday night and running $400 worth of Monster Cable through the attic, through the wall frame, behind the dry wall and into the area where my electronic components are going to be housed. Took about 3 hours because I have 6 different speakers in six different locations to run cable for. In addition to the satellite, the vcr, the dvd, the receiver, the amp, the cd player, the plasma tv, etc... So I had to run cable, climb down, move the scaffold, climb back up, run more cable.

The fuck head comes in the next morning and pulls it all out of the walls. Says "oh it looked old to me. It wasn't attached to anything." Not only did he do this, but he also cut the cable in various lengths to use when tying down materials in the back of his truck when he left Home Depot.

Conclusion:
Contractors like fuckin with homos.

Dear God!! Why haven't you fired him yet? That episode would have done it for me. How did you find out that he had stripped all that out?

The big issue for me is that it's been 2 weeks since he layed down the roofing and he has yet to finish that off, plus, he hasn't started in on anything else yet. Personally, if something is finished, I'm starting right in on the next project. I wouldn't wait 2 weeks.

"buy an old house, son, it'll keep you outta trouble!" --- quote from dear ol' dad

what he didn't say was that i/you/we would be so broke, tired and stressed out that we couldn't afford to fun the streets anymore.

How did I find out? I showed up and saw it scattered all over the floor. Then here he comes around the corner in his truck and by some act of God, I instantly had Super Vision and my eye was drawn immediately to the bit of cable that was loose and flapping in the wind. Like some kind of deranged flag.

I haven't fired him yet simply because I am smart. Hard to believe, but if I fired him, I would have to pay someone else to come in and finish all the work. With him, I have him legally held to a notarized $7K cost gurantee that he gave me prior to starting. Right now, it is costing him about $18K because of extra materials that he had to buy due to all the fuck ups. The first guy he had working for him was from England and he was measuring everything by the metric system, so every was off according to the architect blue print measurements. On top of all the extra materials, he also has to pay over $3K to have my pool pump and filter repaired that his workers ruined.

One other thing. My water main developed a small leak in the basement. The contractor was kind enough to call me up and tell me about it.

I asked him if he could call his own plumber to repair it. He told me that since this was outside the scope of the contract that he could not fix it. I then told him that I would pay for repairs, since I understood the terms of our fucking contract. He said he would get his plumber on it.

Two weeks later, the leak is still there, and no plumber in sight. I call another contractor, who recommended a plumber. The plumber comes over and repairs the work within 2 days.

My contractor has the nerve to ask me how much I paid, and then tells me that his guy was cheaper. I then ask him where the hell was his plumber? That kinda shut him up.

Well my contractor avoids talking to me now. He used me without permission for two references and the people called here. When I asked him about that, he said "well I was hoping you would give me a good referal" My answer was "of course I will, you are the only contractor who would have come in here and ended up doing all the work for free in lieu of covering my damage costs. All the other contractors would be expecting a pay check at the end of the project."

He just went blank there.

For him... what it means is that after my house is finished. After my pool is repaired. After my wiring is redid... he gets a check for $1500 plus that tv and desk he wanted.

If your luck holds out, you'll probably be getting the check for $1,500.

Well he is already $9K in debt out of his own pocket for all the extra materials.

Thanks Y! I have always wanted to know how to install heating and cooling system on my own. How many weekends would that take? Where's my checkbook.....
