Hi, me again. How many sq ft is it? I have two guys near you that could save you cash. One guy is HVAC(heat) and the other is Electrical. My cement guy is up here though or I could really help you out. I can PM their numbers if you're interested. Which county are you building in?

It is going to be 2200 sq. feet...and were're building in Monroe County, about a mile south of Wayne County...Do you know of a good GC in my area?

Even though you hire a GC workout a contract with the guy before even starting. He has to pay the guys he subs out as he goes along so he will need some money up front for materials and service. Work it out so that he has all the steps mapped in front of you in how things will materialize. Then from that draw up your own contract of payment. Like give 20% up front and pay 10% after the foundation is in, then another 10% as the framing etc, etc. This keeps them somewhat in check and get everything in writing and have them and you sign off after each step is paid off. That way they do everything within a certain time frame but also do it right.

Get a few Estimates first as well. You might find as much as a 50% difference between the one contractors price and the other. It all depends on the materials he uses and if he uses alot of sub contractors. Also ask for refs on the guy for the past 5 years. My boss had a 1500sq ft addition added to his house and 2 years later there is leaks and problems with the painter they hired and stuff. He's been on and out of court so get a reputable guy who stands by his work and if there is problems deals with them accordingly...
