tomorrow i'm buying a house

not to live in- i have a house for that. I'm buying one to fix up and sell.

its down the road from me, so its convenient. Its an old farmhouse- 7 acres, 4 bedrooms, 3 baths. It needs a new kitchen, 1 bathroom needs to be gutted and the other two just need new fixtures and floors. all new lights, tons of drywall patching and painting. New garage doors, siding, and a new front door. And a dumpster because there are PILES of garbage everywhere that prevented anyone else from seeing the potential this house has.
I got it for $300k and I think i can sell it for around $500k after I fix it up (its not very big).

It was on the market for around a year and the kids lived out of state- they finally accepted my very low offer.

i've always wanted to do this.

Are you nead Flemington? My aunt just gutted and restored her farm house there. Her property is pretty big, probably at least 5 acres. I haven't seen it, but I guess she dialed it in pretty nicely. I think she bought it for around $600K maybe 7 years ago. It's got to be close to $1M by now. I really don't follow Joisey's market though.

eh, wasn't always like this- 2 years ago I was really struggling for money.
I'm actually pretty busy though.

I do a LOT of work myself, yes. I don't do electrical work though, other than a minor light fixture change.
I'll probably be doing most of the bathroom work myself, and the walls and any tiling and painting and repairs. not the kitchen or siding.
