thread about the land im gonna buy...

Bran, i decided to move this to a new thread, since it is a new topic...


as of right now, i dont really have any plans other than buying and holding it. i talked to the realtor today, and found out that the access road that goes up to the land has electricity. which is a plus. i forgot to ask if there was sewage. that other key question that i ment to ask. if there isn't, then a septic would have to be put in.
either way, without seeing the land, i feel that it isn't being marketed right. my plan is to aquire the land, and hold it for a minimum of 2 years. in the mean time, i am going to be looking for the best way to re-sell for a high mark-up. i am thinking that if i put an ad in a yatching magazine, or get it on a market where wealthy people will be looking, an advertise it as a "secluded summer get-away" or something to that effect, i will be able to fetch close to $200k for the land.
i think it would be best if i didn't do anything with the land. that way, whoever wants to buy the land, will be able to do as they please with it. i am going on sat. to check it out. i am going to take my digital camera so that i can have some pics, if you want, ill post them.

do you know what land is going for around there? that's not the only thing that matters, but it's something. actually I am going to a land investing seminar in Houston next March I'm really looking forward to it.

that would be cool if you posted pics.

are you planning to pay cash or take out a mortgage?

my aunts husband is a general contractor, he builds million dollar homes in a place called southwest harbor in maine. FYI, southwest harbor is like a martha's vinyard in maine. but anyway, he knows a lot about land, and i am taking him with me to look at it. but what i can tell you is that wealthy people will pay anything for privacy, and to be on water. a big plus is if it is on the ocean. people go nuts for ocean front property. there is actually water on both sides. the atlantic in on one side, and there is a cove on the other.
i am planning on getting a mortgage, and putting about 10% down. and just keeping up with the payments until i can find the right person to buy the property. yeah, my hopes of doubling the price in a few years, may be a little too big, but i know that i could easily fetch at least $150K for it in 2 years.
 
wealthy people don't waste time with 200k :P

i called the guy about the ocean front property this morning. i was going to go up this afternoon, but i had a couple questions to ask him first. i found out that the property has tidal water. :mad: what that means, is that at low tide you are left with a mud flat. this is not good. if you have ever been around the coast around low tide, you will notice that it literally smells like shit. so, that property is a no go.

ohhhhhhhh, that sucks man, just be glad you had an honest seller. there's always another deal.
