Need Advice: Landlord/tenant dispute...

Fill the house with rabid Grizzly Bears. If you can't find any bears, fill it with Spanish Bulls or starved Pit Bulls. They break in, they die. Install surveillance cameras and post the vids.
 
Wait for a night when they burglarize it and then torch that fucker. Blame it on the scumbags and insurance pays and they take the fall. Simple simple
 
Go with the plan to take their stuff to storage out of state. When they come back to get it, tell them someone broke in and stole it. You figured it was THEM that took it. If they want to tell the cops, let them. The cops will just give them the "civil matter" speech like before. They are out all of their stuff, cops won't do anything about it, and they no longer have a reason to keep coming back. It would cost money for the haul and storage, though.
Then let some hard, lead pipe-hittin' mutherf*ckers stay there for several weeks, lest they show up on the property again, they would be met with a warm reception. Then get some punks to stick potatoes up the tail pipes of these peoples cars, or sugar their gastanks, so the damage caused will be unrepairable. Or plant some crack into some of their belongings, call the cops, and tell them what you found. Or be there when they come onto the property again, chase them off, then have someone beat on you for awhile, call the cops, accuse them of the beating, and press charges.
I don't know how any of this would get the 10K out of them , though.

In MN i know that all the court costs eventually will be paid by the tenant, she should kick their asses out. Get new tenants and do background checks..... make sure they have good history........they will have to pay rent owed and court/filing costs it might take awhile to get it but in the mean time she can get tenants who pay
 
Sorry to hear about your freinds situation. It is best not to make things worst and focus on getting their shit out and rerenting the place. If they have already been evicted then it is breaking and entering, which is criminal not civil. Not sure about Cali but in my state you put their stuff on the fucking curb and if they want it they better get it before the trash people pick it up.
Not trying to be a smart ass but she learned a lesson the hard way. It is all about prevention. You have to screen like a mother fucker to keep assholes like that out your property to start with. And make damn sure she gets a judgement and puts that shit on their credit so the next landlord will know about it.

Hey man i dont know if its legal in cali but here in georgia....they just put all of your crap by the road and wait for you to come get it.....maybe she could have someone wait for them to break in or maybe install an alarm system? good luck bro
 
Take any remaining stuff of value and sell it on ebay. Torch the house and blame it on the tenants. Let the insurance company compensate her for the house. It won't get her back rent, but she can now purchase a rental property closer to home where she can keep an eye on it.

I dunno. Having it appears that owning a rental property out of state poses some risks. She should've thought about that before she bought it and/or moved. Screening the tenant's past rental history before renting to them wouldn't hurt either. WTF is she thinking letting them slide on rent for so long? Was she scared they'd trash the house if they received an eviction notice or something? Sounds like they did anyway.
 
Put a dog in the apt.,or pay to have a security guard stay in the apt for a few weeks. I ve got a few buildings in the hood and we are constantly in court. Do not break the law.
