Need Advice: Landlord/tenant dispute...

ok guys...female friend of mine has a new build in bay arera of calif. she resides out of state, this is an investment prop. brand new home on the water. Tenants have been there over 6 months and have only paid rent 1X...they owe her in excess of 10K...they have cost her attorneys fees, prop management fees, server fees etc, totalling over 13K...they have been evicted by local sheriff...locks changed. they burglarized the home the other night to get some of their belongings...several attempts have been made to ALLOW them to come and get their belongings but they have refused to do so...my friend has taken possession of said prop which is still secured at the residence...however, the tenants will continue to force entry (burglarize)....Police said its a CIVIL matter and wont do anything about it...i told her to pack up all of their personal prop, EVERYTHING and move into storage out of state!!!!...these people are professional crooks who live off landlords for free as they know the system well....I want to MOTIVATE THEM to get the fuck away and leave her alone...my friend is extremely upset and at wits end...Any IDEAS on how to deal with these assholes?????...anything CLEVER????? to HELP them????

Iam very close to this as a solution!!!LOL.... but i know there are some people on here who have had such experiences and who know how to deal with such scumbags...there are some sick bastards on here too, i need their help!! LOL...

bump..... that sucks man. Just my opinion, 'm not a landlord... but should'nt you act sooner than them owing you 10 months of rent? Is'nt it about 2 months and you evict them?

GL...they played the system...checks in the mail/ partial payments, etc etc...came up with cash 1X on a court appearence, which starts the whole process over again...in Calif you can litterally live rent free for 1 year if you know the system and how to play the game...they filed a BR which shuts everything down too..but her attorney was on top of that and stopped that process...its been Hell for her, i feel so bad....

I know a few kids who could clean up your mess, but it won't be clean, easy or legal.

Is your lady friend prepared to take that type of risk?
