My tenant from hell!

Have any of you ever had someone you really wished you'd never rented your place to? All of these complaints are after he saw the place, and signed up to rent it. Tell me what you think of this guy:

His first call was to say that he'd run out of vacuum cleaner bags. I said "well go to the supermarket and buy some". But he seemed to think I was supposed to supply them.

He next complained that the iron wasn't working. I came around and he hadn't turned the dial around enough.

Then he called me in because the wiring in my place was "broken". He'd bought a new light bulb, and it wasn't working, so he reckoned the socket had gone. I screwed the bulb into a socket that was working, and the light didn't come on. It was his lightbulb, not my wiring. Couldn't he have worked this out for himself?

Recently he complained that the hot water tank wasn't working properly. I called in an electrician who told me he could find nothing wrong with it.

Same with a cupboard door hinge. All he needed to do was tighten a screw. Why did he NEED to call me in to do that?

Every little thing he picks on. If there is a mark on the wall he wants me to repaint it. If anything is not 100% because it is not new, he wants me to replace it even though it works fine.

My apartment is furnished. My tenant complained that furnished means everything should be included. I told him no, that is called a fully serviced apartment. A furnished apartment comes with the major items of furniture, i.e. bed, couches, dining suite, TV, cupboards, fridge, etc. You have to supply the other things yourself. He seems to think he only needs to supply his toothbrush.

Then he complained about the rent, saying I was overcharging him. $310 is standard, but my place is about 25% bigger than normal, has an extra room, is furnished, etc., so I charge $330. He says it should cost $250! This is in the central city. You could rent the same place in the suburbs for $250, but not in the central city!

This guy is Japanese. In New Zealand people do things themselves, they are not helpless. Must I really come in and replace lightbulbs for him or tighten every screw which comes loose?

Maybe he needs to move into a room at the Hilton.

$290-310 is the standard price for an unfurnished one bedroom place.

Depending on how you define it, my place is either a small two bedroom apartment or a large 1 bedroom apartment with a study. The second room is small, so I have it set up as a study.

If you think that is cheap, how can anyone afford to live where you guys are? I think rents are ridiculously high where I live! That's why I decided to rent it out and move back home, hehe.

Dude that ain't nothing... In Menorca (Isle of Spain), I have rented an entire house on the beach for a month for only $415. The house was a five bedroom, 7 bath. That included 2 meals cooked per day, maid service, pool guy that doubled as a bartender after 5PM, all alcohol was included in that original price as well.

I think there may be a clash of cultures involved. NZers tend to be do-it-yourself type people. My previous tenants have been locals, so if a screw came loose they'd just tighten it up themselves.

I am told in Japan if people want to change the colour of their bedroom walls for instance, they'd call a decorator. In New Zealand most people would go to the paint shop, buy a colour they like, grab a paint roller and do it themselves when they have a couple of hours spare.
 
$300-$400 is great rent. Here in S. Florida, a place on the beach - one bedroom dorm style (meaning closet size kitchen) goes for $1100. Go west from the beach about 4 miles and the rent falls to $600-$650.

Opps! Clash of cultures again. We talk in weekly rates, not monthly. NZ$330 = US$180. The monthly rent would equate to a little under US$800 per month.

So is the USA getting a bit like the UK where you have to spend a huge chunk of your income on your rent/mortgage? I suppose the only way to make a true comparison is to see what rents are relative to wages.

To rent an average three bedroom house in my city (which is very expensive by national standards) costs the equivalent of a little under half the average wage of one person. You can get a place for much less if you are willing to commute.

The average wage in the USA is $32327 per annum, so this would equate to about $1300 a month in the US. Is this what you guys would pay?

Your tenant sounds like he is beyond stupid.....

Come on man, you've got to be a REAL landlord and not fix anything.....LOL
 
Rent for my 2BR 2BA apartment in Atlanta is $1,438 a month. It's a nice place, but nowhere near the nicest. I know people paying $2200 for 2BR apts.

I realise that technically the hinge was my responsibility. It just escapes me why he didn't take the 5 seconds I took to fix it himself. The screwdriver was in the drawer right there.

I did send someone to fix the hot water tank (not dishwasher). I had no problem with this request. The issue is that there's nothing wrong with it!

I have a one year rental contract with him. If he tries to renew it when it expires I will say no.

Dude, I'm thinking about moving to New Zealand or Australia. How's the job market there? I'm in engineering/production management.
 
HanNZ... I'm much older than you. Listen to these words of wisdom that come from having seen this type of thing again and again... GET RID OF THAT F-CKWAD!

It will never get better and it isn't worth what you are going through. Offer to help him find a "better" place... since you think yours has been contaminated with SARS.

The job market here is good. You'll be able to walk into a job. Not sure about Australia. I think it is harder to get work there, but it will be more highly paid. The downside is that Australia is a more expensive place to live.

NZ and Australia offer quite different lifestyles. Australia is bigger/warmer. NZ is friendlier/more beautiful, etc. It all depends on what you want. What are you looking for? Where abouts in the USA are you coming from?

I paid $1400 for a one bedroom in Midtown before I bought my condo.

A mortgage is ALWAYS a lot cheaper than renting.
 
One of my best friends in my town owns about 90-95 rental units. These are mostly houses and duplexes with just a couple of 8-10 unit apartment complexes. Most of his units are 2 and 3 bedroom units.

The stuff he has to put up with from his renters are frustrating and often comical. People nowadays seemed to be helpless in what they can actually do for themselves.

They seemed to expect more than what they pay for. Most of his units rent for $475-$550 a month and up to $850 a month for the larger houses. Not furnished either.

HansNZ, I would get rid of him as soon as possible or raise his rent to where he will have no choice but not renew his lease and find another place.

Yeah, the pool guy was cute if you like the Latin types. I will dig up the brochure and look and see if they have an online viewing of it.

But no one speaks English on the island. :(

Coming from Maryland. Looking for a management position, as long as the pay is commensurate with living expenses. I heard it's a very beautiful and relaxed place.
 
Where I live, you pay about $900 per month for a nice, 1bedroom apt. in a decent area.
 
i think he wants you to keep coming over just to look at you while you screw in light bulbs and twist iron dials with your shirt off.

just make gay love to him and things should be settled.

On a dollar for dollar basis the pay won't seem so good because of the exchange rate at the moment, but relative to the cost of living it would be fine.

If you're coming from Maryland the climate here would be fine for you. If you were coming from Florida i'd recommend Australia. NZ is certainly more relaxed than Aussie, but that means sleepier too (only 4m people in the entire country), so you have to factor that in. Australia is a wonderful country, so I think you'd be happy in either place.

As for jobs, employment opportunities are on a indusctry by industry basis. I'd be surprised if you couldn't find work here, but I know nothing of the type of work you are after, so it is best to investigate and see what turns up. Try these sites if you're curious.
