did you really get a realistic evaluation of the market and the comparables to make sure you don't have to keep dropping the listing price?
when i get it i will. so far we only have one picture of the exterior to go along with the listing. some professional photog has to come over and take room by room pics as well as set up a virtual tour. I totally want to be in the virtual tour flashing my breasts. I think it could help sell the property faster.
Yes. I have a very reputable Agent who has done a market analysis. He knows what he's doing.

If the price is right anything will sell! When you get low balled just remember that when it's your time to buy, you can low ball someone else. It's not like your gonna lose money on your house and then pay an inflated price for the next one. KWIM? EVERYTHING is on sale so it's kind of a wash.

i dunno where smurfy is located but not everywhere's market is shitty. our town is down a ton and i've sold my spec house and two remodels so far this year.

thats the strategy of buyers in the market now. sellers are so desperate so they go in with the lowball offer (well under market value). often the desperate seller will counter offer for maybe a little higher, and in that case the buyer will accept often
