Is There a very high ROI on landscape??

So we just put in a bid on a house yesterday and will hear back today at 5:30. I'm super excited, this house is bad ass. I would love to add some higher end landscaping though but am curious as to how much it increases property value. Or what would be a reasonable price?
 
Pretty low on the list and not nearly as high as a kitchen, bath, family room or bedroom remodel, or pretty much anything else inside the home. Adding a nice deck would be probably the biggest exception here as that would get a fairly high ROI.
 
You might enjoy a fire pit and a pool, or a koi pond with dual waterfalls, but the person who might really like your home might have two small children and see those as hazards at the moment and they won't buy.
 
When it comes to outside features (landscaping, retaining walls, gardens), below-average status can really hurt your resale value.

But once you get up to average, every dollar after that is lost. Even if you get an outside/landscaping nut, the first thing their realtor will tell them is that it doesn't factor into the price of the house.

It's then about what the homeowner prefers and would love to have/fits their lifestyle, etc. If you love koi ponds with waterfalls or outdoor kitchens with pools, go for it and don't count on much if any ROI when you go to sell. Just better enjoy the hell out of it for as long as you can.
 
Sound feedback robs. The current owners just dropped at least 100K into a full remodel including a good size gunite pool in the back. There are really only a couple changes/upgrades I would like to make and the landscape is at the top of the list. Right now I would say the landscape stands at just below par. The backyard has about 90% privacy, I would like to make it completely private and secluded feeling. I have just under an acre to use and the house is 4000sqft so there's a lot to work with. I mostly want trees and plants not so much the waterscapes and koi pond deal. I think there's too fine of a line between classy and tacky when t comes to water features.

Realtor just called actually and they countered our bid by 15K under asking price which is 20K above our bid. What to do, what to do

Lol, yea and she doesn't even live with me. We wanted a house that we could grow into rather than grow out of. We weren't specifically looking for something that size, it just happened to turn out that way. It is a VERY open floor plan so it honestly doesn't even feel that big to me.

Kind of, I'm converting one of the rooms in the basement to a music room. It's going to house my drums, clavinova, bongos and guitars. Along with my strobe light and fog machine of course :)
 
nice modern look, very nice, the yard does look meh but has a lot of potential for improvement

Oh yea, ton of potential for the backyard. I'm really excited to get it landscaped professionally. A built in grill/kitchen by the pool would be tits too.

I like his open area in the den better than mine. I have a similar open area in the formal living room, but no one ever goes in there.

His appears to be in the den. I like his layout better.
 
All of the above, including a jacuzzi. I wouldn't mind replacing the cement with some nicer stoneware. I will need a garden back there somewhere too.
Nica paver pattern in a redish tone could look nice there if you're gonna add red roses.

I discovered most of my front yard is useless for what I wanted, I was preparing for a black and white flower themed garden, but the oak trees cast a permanent shadow so lilies and such that require full sun wont grow, my hyacinths and lillies dies last year :(

What do you like most landscape rock or mulch? I kinda hate mulch on the siding of homes, tends to attract termites, but it looks really nice ^_^

Yup...super landscaping adds to 'curb appeal' much of the time, which might help you sell your home faster by attracting more interest, but not actual increased resale value.

And you don't think you'll get bored with it or it will lose it's novelty (or you just come home too tired to use it)...

Then get one! It's a maintenance pain in the ass for sure. Plus you'll have to be ready for the moochers. Moochers are fun when they are barely 18-year old girls looking for a reason to come over. They suck when it's your morbidly obese sister in law who wants to try soaking her ingrown toenail.

we were considering a private patio off our master BR though for a small jacuzzi and outdoor shower

and by considering I mean its all dug out waiting for door and will be done with granite and bluestone "tile"
and the soapstone shower pan is on order

Goods points to consider. I agree with that grill needing replaced, fucking eye sore. You do already have me reconsidering a jacuzzi. We'll have one in our bathroom so maybe I'll hold off for now.

Nan, not sure what kind of paver's we'd use. I'm still all pretty new to this so there is a learning curve for me. I'm taking one project at a time. I will look into what you mentioned though for sure.
 
everyone here seems to do natural stone or stamped concrete...and the stamped concrete is usually done to imitate natural stone
 
I did more fencing in our yard today, fuck it's tiring... also bought flower to plant and some gazing balls for the entrance :)

There's some very good stamped concrete out there now. Not only do they stamp the borders between the bricks, but they can also texture and color the areas so they have the irregular color patterns of stone.

It's going to be AT LEAST 20K to replace both. We're asking for full compensation or we're walking. I don't trust them to take care of it because I'm sure they would cut some corners. Plus I would want a super efficient furnace to cut cost to heat a 4k sqft home during our frigid winters here. I don't see them agreeing to it but we'll see.

We're really liking this house now. NEW ROOF, built in the 1930's. The inside needs a bunch of upgrades ie carpet/wallpaper removal and a kitchen upgrade. It's backs up against a nature reserve on just under an acre. Very nice neighborhood within a school district that places 2nd of 740 Ohio school districts.

4 bills but we'd be dropping another 60K on renovating the interior. Not to mention that house would be bad ass with an infinity pool in the back.

That's a lot, but most houses are over 5k a yr in taxes. At least where I live.

Yea 5k a year, this is more than double that. It does go towards the stellar school system and the city is close knit. The trash guys will actually come and pick up your bags from your garage or behind the house, you can have the police do a house check throughout the day if you're out of town. Or if you have a relative that may be coming down with some dementia you can have them call them once a day to check up on them. They offer a lot of small services like that.

Fuck, it's amazing what 4 bills will get you in some states. In SD, you'll get 1900 square foot, 3 bedroom, 2 bath with about 10 feet of backyard, in a shitty neighborhood.

Oh yea no kidding. I can't justify the location compensating for that big of difference. Besides with all the money we'll be saving we can vacation pretty much whenever we want...best of both worlds.

I have a couple very close friends that love in SD and I'm out there quite a bit. He brings in over 6 figures and still has to share a 1200sqft duplex with 4 other people just to be in a decent location. I've stayed with him a few times and it fucking sucked, feels like you're always tripping over someone. I like my space and land :)

Tr00, but we like it here and that's all that matters :) we just see more benefits to vacationing to the nicer cities whenever we want rather than live in them and be cramped and house poor. Besides, all of our family lives here; with the exception of my brother who's in Boulder(another free vacation spot).

I'm in the sticks though.

I live at the beach, so I'm willing to pay more for less house/property. It's never too warm or too cold year round in SD. And we don't have hurricane or tornados (just the yearly wildfires, and some earthquakes). I've got 1 acre, 2100 square feet in the house i live in, and 1/2 acre, 2200 square feet and a heated pool in my rental. My live-in is value at almost 1/2 mil and my rental is about 600K. I should sell both and move to the sticks I guess.

Are you looking to relocate out of residency? With family medicine how difficult is it to start your own practice? Is there any region with a higher demand?

The demand for an FP with surgical ob skills in the rural midwest is incredibly high. Hospitals will pay ungodly money just for you to be on call for 30-40 C sections a year. I think I'll stay in WI/IA area.

My place was actually cheaper than the places pdaddy's looking at. By the time we have it painted and the hardwood refinished and a few other minor repairs, we'll have about 375k in it.

On a scale from 1-10 ten being the worst how was your experience with those projects? We're already estimating at least 100k to upgrade the interior, and I don't know shit about remodeling.

Somewhere between 37 and 43, depending on what you're starting with.

My experience hasn't really been that bad. I'd say to allow more time than what you're expecting though. I guess the construction guys get as many jobs started as possible while the work is there. I've had to stay in touch with the guys to get the jobs finished.

We've been satisfied with all the work, but we've used people whose work we've seen and had good references for.

Landscaping won't do shit really. Especially in this market. CEO is right about the above, but the biggest ROI is from adding sq footage. Fully finished basement, added bedrooms (must have a window to be considered a br), etc. Nice landscaping can get really fucked if people walk away from a house and cause structural issues if the roots get out of control.

Also, fuck you and your full head of hair and puppy dog eyes.

Contractors are so fucked for work right now you'll probably get quality work for home depot lot lizard labor prices. Or they could suck and you'd be really fucked. Buy new. So many builders bought up failed projects and are offering a lot of house for not a lot of money. When they bought projects that already have water rights, curb, gutter, and sewer on a huge discount they were able to sell you more for less.
