i had a total S&M porn experience today... the plumber showed up with his little helper dude and they proceeded to bend me over and fuck me as hard as they could...

300 bucks JUST to work in a crawl space??? jesus christ... i had 6 mother fucking ruptured copper pipes... gotta love buying a home "as is"....

oh, and after the water finally was working, it turns out i have some leaks upstairs near the tub and the hot water heater....

do i hear a sequel?
 
i didnt fix them myself because A. i've never done it before and its -3 degrees outside.... and B. cuz i dont know how... yet.

and with negative temps... HELL YES pipes freeze and burst... especially in homes built 50 years ago and leaving the copper pipes with no insulation.

it's taken a week and a half so far to get the home ready to live in... and the water is FINALLY on.. (the plumbers never showed up 2 other times... joy)


painting is now done except one half wall that needs to be changed... i've went through 5 or 6 colors so far trying to find ones i liked.... i still have to buff the living hell out of the hard wood floors and tear out the carpet upstairs... oh, and i have to rip the kitchen out and start installing the cabinets.... oh ya, and the bathroom needs a bit of work....
 
Should have hired an inspector to check that stuff out... unless, it just happened to crap out once you moved in... you may have found the actual value to be lower... but, alot of those types of "defects" are really undiscoverable until they fuck up

Wished I lived closer, I love fixing up old houses my man....plumbing, electrical, sheet rock, hard wood floors, they're really not that hard, and you can rent all the tools you need at equipment rentals for a few dollars a day my man....go rent a buffer and get on dem floors dude...

Go to a doit center and start taking the classes on home repairs and improvements. The shit can be fun.
 
the reason these things are popping up is because it was a HUD house... housing and urban developement (i think)... it's appraised at 88k but i got it for 76 (it's a bid style and i bid after they lowered their asking price from 86 to 80--- they turned down 80 before they lowered it... :) ) anyway..... all the shit is off when you go to look at these homes... they are all "winterized" and pretty much boarded up.. you buy it "as is".... fun

Plumbers make bank! It's almost a scam! It should be illegal! But most people don't know what to do or it's just to dam cold!
 
I gave a donation of $200 to a local plumbing company last year, but for me it was worth it. I couldn't get to the problem and they fixed it in a whole lot less time than it would have taken me.
 
seriously... if the dudes didnt hang out a bit in their van they would have been done in 3 hours.... uh, lets just say thats over 350 an hour.... oh, but i guess the copper pipes the needed to use to fix the others cost them 10 dollars or so...

Well FUCK! Where the hell have you been?

Jeez, My living room and dining room floors need to be done. Sanded down and the whole works. I am thinking about painting the floor and then replacing it with a new hardwood floor when I can afford it.

The HVAC guys have just now started installing the duct work on my place, and I've owned it for 7 months already.
What's wrong with that time line?!

VA is not that far from DC.
 
Same story with electricians, though I can't complain about how fast they worked (sounds like squirrels on amphetamine coming from the attic).
I have a low height attic so it's hard for them to move around up there, and they refuse to go up there if the outside temps get much over 90 which is much of the year here.
Cost me 2400 to string some new ceiling lights, wall drops, install an oven, run a new 220 line for a hottub. About 2+/3- days work. But the electrician will never work for me again, he Hates my attic.
Good luck getting the paint right. I've got over 15 quarts of different test colors, most of them wrong. At this point I'd hire a decorator by the hour just to come over and pick the right colors.
It'd be cheaper than this try it and see process I'm stuck in now. Is there such a thing as a color expert that hires out for a fee? How do you find one? The problem with hiring a decorator is they want me to buy furniture so they get their cut, and I've got plenty of furniture. My problem is picking paint colors to make it all work together. I gotta figure this out before I die of chalk-white overdose.

Hell man, learn to do that stuff yourself.

I can solder copper pipe, wire shit, I replaced the water valve on our washing machine this weekend. Patch sheetrock, lay ceramic tile, replace toilets, installed sprinkler system, etc.

You'll save an ass raping, that's for sure. Plus, it gives you an excuse to buy more tools!

dumped the 1953 furnace and window units for hi-efficeincy Amana brand central air conditioning/heating (''copper coils, scroll compressor, all american made")

sanded and varnished ALL the 12 inch oak block floors

ceramic tile flooring in the kitchen/hall/bathrooms

double pane argonne gas insert windows

insulation all over the place

replaced the "picture" window with a 2 section sliding glass door and a deck into the back yard

garage and driveway on pilings due to the lack of soil base here in the swamps

new roof with cedar "shake look" shingles

bathrooms renovated

paint/wallpaper throughout

additional electrical/telephone/cable tv outlets

knocked out a wall, enlarged the living room

landscaping, landscaping, landscaping.......that continues to die on me

this year's tax refund/overtime money will be dedicated for kitchen cabinets and (gulp) corian counter tops.



dad was right...........i am broke and tired. but, you gotta live somewhere; thanks to my improvements and "sweat equity" and rising real estate values, this house is worth over 3 times what i paid for it.
 
i need to move in so i can do a lot more shit on my free time.. it's an hour from here and 30 40 from work... if i want to get shit done during the week i'm looking at a VERY long day.. i need ONE MORE day to finish some shit up and make it livable..
