WARRANTY BILL OF SALE
BE IT KNOWN, that for good consideration, and in payment of the sum of $____________, the receipt and sufficiency of which is acknowledged, the undersigned _______________________ of _______________ (Seller) hereby sells and transfers to ________________________________ of _____________________________________________________________________ (Buyer) and its successors and assigns forever, the following described chattels and personal property:
Seller warrants to Buyer it has good and marketable title to said property, full authority to sell and transfer said property, and that said property is sold free of all liens, encumbrances, liabilities and adverse claims of every nature and description whatsoever.
Seller further warrants to Buyer that it will full defend, protect, indemnify and hold harmless the Buyer and its lawful successors and assigns from any adverse claim thereto.
SAID ASSETS ARE OTHERWISE SOLD IN "AS IS" CONDITION AND WHERE PRESENTLY LOCATED.

Just have it notarized and your good to go. I would edit a little for liability purposes like whatever you are selling as is, by signing you agree all sales final, you are giving me the deed to your house you know just little things like that! lol!
Truth of the matter is you can write a contract on a napkin and have it legally binding if you wanted to. All the other giberish is for CYA! You probably know that already anyway. Dont mean to offend you if I stated the obvious!

the one above is for goods (chattels) not real estate. It warranties that the seller has good title and will indemnify and hold harmless the buyer should litigation arise and otherwise makes no warranties, either specifically or warranties of merchantability, and that the goods are "as is." If you need something different, PM me. ;-)

Yep, the internet has lots of good forms. Lawyers use form books for this stuff all the time. You just have to be careful that you know what you are doing. For example, I have seen people grab forms off the internet and try to place a materialman's lien on property and failed to understand how time sensitive, etc those liens are and then have their lien totally set aside by a judge in a foreclosure suit. You just have to be careful to know what all is required. That is when hiring a lawyer comes in handy. ;-)
