Commercial real estate is the way to go sir, if you must go that route.

Among people whoknow, brokers aera nuisance. Because of the Intneret, the circel of people who know is getting bigger.

The internet has just added another dimension to the marketing of real estate, but it has proved quite innefective as a selling tool. Everyone thought that the internet would take take the agent out of the equation but it hasn't done shit.

I have worked on both sides......in commercial agency and now in development. Of all the marketing tools at our disposal, the internet has proven to be the most worthless.

You say the most successful agents have connections.......that's the whole point.......you need to get out there and knock on doors, ring people, network etc. to be a good agent.......listings won't just magically walk through the door.

Cold calling is all part of the job...........it's the good communicators and those not afraid to wear a bit of shoe leather out who will succeed.

no. And when you begin to make money open up a bank account and put away $100 every pay period until your 40. Never touch it, use your other bank accounts for bills and material items. You'll be glad you did. Trust.

Your advice is basically generic "work hard and you'll succeed" which can work for any job.

You and I both know that agents are feeling the squeeze big time from the web.

What you'll eventually see is the combining of mortgage companies, real estate sales people and title companies into single entities.

You can either be in front of it or behind it. Real estate is high friction and serious investors and developers are looking for more and more ways to reduce the friction. Remvoing the agent is inevitable.

Most small to medium commercial property owners don't evendeal with brokers, and developers hire their own and decrease the commissions significantly.

Only legislation and arcane, irrelevant property laws is keeping the agent from being decimated out of the market.

The web has done nothing for selling real estate.

I work for a large development company here in Sydney, and we have stopped internet advertising.......it's useless. I agree that for large development firms and large investment companies, brokerage firms are becoming less important, but for the average homeowner, brokerage will still be very relevant.

The residential real estate market is far bigger in value than the commercial market.

Sure, there will be further rationalisation of the industry with mortgage companies and agents merging, but it is the mortgage broker who gets his referrals from agents in the majorty of cases, not the other way around.

And yes, commissions will come down..........but an agent will still be able to earn a good living.
 
Been thinking about doing the same just for the experiance and Knowledge. I'v read many many books about real estate and everything that goes along with it. I'm taking a Financial/real estate class next semester come to think of it. I dont know, it would probably be pretty easy, but frustrating if you can't close on a deal for a long period of time.`
