Tax Lien Certificates...

Not sure who deals with these. I'm sure Bran and Matt have an idea of what they are. I heard about them and started looking into it.

Hopefully, somebody can shed some light on this, through experience. I have bought the 16% Solution and will start reading it shortly.

Yeah, I've seen a lot of tax lien auctions at the county courthouse when they do the foreclosure auctions at the end of the month. Typically they are auctioned off before the houses, and the competition for bidding is much more fierce, as there are lots more people with a few thousand bucks to buy a tax lien in cash than there are people with $150,000 in cash to buy a foreclosure home.

Never read 16% solution, but I've seen it in the bookstore. Isn't that one of the Kiyosaki books?

Bran,

Heard a lot about you from other members here. My sister just went to the RE tour with Trump, Kiyosaki and the rest of them. She is sold on buying tax liens. what is your overall feeling.....is this worth the efforts or is it really that competitive at the auctions ?

Look at it this way.

If the profits are so good (assuming they were at oine point) eventually word travels fast -- and everyone and their mother jumps in -- prices skyrocket. There goes profits.

Kinda like the stock market. Everyone once always assumed stock prices would jump after new years. So they ALL bought during xmas. Guess what. After everyone did that -- they stopped jumping cuz everyone started buying *before* xmas to beat the others.

But how profitiable and where they are the most? Not sure. But just keep that in mind about "great new ideas".
