Damn, I feel like I'm getting old and shit :)

I do believe this is a great "starter" home...room in the backyard to expand if need be.

Let's get one thing straight, I'm cheap. I hate putting money into anything that isn't making me money. I think this property will make me money over the next 5 years.

So...my plan with those slides..put a hose up there, put a slip and slide down at the exit....get some mad speeeed going and rock some shit :)

Nice home; kitchen and corner room look nice. I hope the white room is the basement; if not the columns look weird on ground level.

That deck off the wooden room is gonna have a grill and I forsee most of my time out there grilling and eating in that wooden room with the windows open and the breeze floooowing :)

It has decent lighting - - each bedroom has at least 2 windows, I forsee our entertainment area being in that wooden sunroom w/ all the windows.

Incredible hoss nailed it on the offer I made.

It is 3 bedroom around 1400 sq. feet, not including the basement which I will finish up eventually.

I've got a boner on that huge ass garage and home gym potential....

This place sold for $200,000 in 2007 at the peak, craziness.

Looking like the seller is going to accept our offer. Not a done deal yet but I have good feelings on it.

I did throw in that the seller has to remove the slides/playground shit. One less thing for me to do :) No slippy sliddy :( Also no "neighbor kid breaks his arm and sues me" deal either.

Asked the seller to do about 2K in repairs....(complete dick move style but fuck it).....mostly electrical shit that he half assed it on. If I want to sell this house to a FHA or VA loan down the road this shit must be done.

They bitching and fighting about this and that, etc. Best move ever "The house isn't safe, fire hazard!"


I'm about 90% there. If shit works out right I'll be living in a new house, rural style, by 2/28 :)
 
Its not a dick move, its the way its done. Especially if its electrical. If the house burns down after you bought it and did not have them do the repairs your insurance would give you the finger and thats about it. Having a home inspection is mandatory and $2k in work isn't that much.

Agreed. I had them fix all kinds of shit. Some had to be done as it was an FHA loan. The rest I didn't want to deal with. Plus they agreed to pay up to $5k in closing costs.

I got my home about $5k lower over tiny stupid shit (new pump needed for bubbles in spa, some old insulation in sections of the attic, timer replacement, very old appliances and other silly things)

^^^^so true, I'm 3 hrs away and say all of Illinois is a problem....Taxes, ect...broke ass state with crooks running it. :)

They accepted my repair requests. Done deal! Should close by 2/28. One of the great things about this place is that it is more "rural" - probably about 20 minutes out from what you would consider a Chicago 'burb, which is nice.

My commute is something like 25 minutes. To Navy Pier it would probably take 1.25 hours or so depending on traffic.

Dormer up, do away with the drop ceiling and put up normal with recess lighting, expand the deck or add paver patio, cover the wood paneling in insulation and sheetrock to add modern look. Ull get 100% return on kitchen, more on bathrooms, double sinks are a good selling point. So much potential. I'd flip the shit outta that house.

This dude is flipping it to me. With interest rates so low and looking at past selling prices of properties in the area, I'm in good shape.

Couple questions for you on your post - "Dormer up" - don't know what that means. Drop ceiling, I assume you are referring to the basement, correct?

Ok, if he's flipping it to you, then make sure u have financial room to play because he has profit built into that.

Dormer up- add a floor. Build up. Get your foundation checked out and supporting beams before you do that though.
Drop ceiling- yes in the basement.

The house looks good. Do the extra floor when u have the money. Just don't spend more than you can make back on the sale obviously. If it costs you another 50,000 to make 10 then obviously it's not worth it. But if you spend 50 and can make 100 then you'd be a fool not to. You just can't price yourself out of the market cause #1 you will never get rid of it and #2 if you do sell it will likely be to break even or at a loss. Just use your judgment. The market is still low and unstable.

if you bought it right, we are already seeing prices in the 2006 range for some homes in the sub 300k price ranges..

1947-1957 construction.. kitchen has painted cabinets stock and granite.. bedrooms will be typically 12x11 with folding doors on the closets..

basement has a drop ceiling, get the local power companies maintenance contract on the appliances..

what is the rent roll of the property?? will it carry the mortgage if you were to rent it out and take the depreciation??

All moved in homies. This place is awesome. Shoveling the driveway after 9 inches of snow yesterday wasn't, lol.

Because no one lived here for awhile, the plows have been piling up a snow ramp on my driveway. Pulled up in my Uhaul... saw it, said fuck it....I literally ramped my moving truck up the driveway in reverse to get it close enough to the house to move shit in a few days ago. Head hit the ceiling of the truck and whatnot, lmao, not my truck and I got insurance!

Then we got dumped on by snow and I thought I could pull the same thing in my Corolla.....hmm...impulses don't work so good. I got about 10 feet into my drive before I got stuck.

Dig out time. No biggie though, we get this shit once/year. Over now for the rest of the year. Love having my own shit!

What's hilarious to me is the neighbros and everyone driving all by slow and shit looking in. I just give'em a nod unless they're brave enough to say Hi, then I offer them a brew :)

I'm not sure if it because I look young (for the area), or because I'm ramping moving trucks and corollas.

Not really, it was a flip and the entire place got stripped and re-done besides the garage. There is a ceiling fan & heater in the garage which I found kinda strange, but hey, I'll take it. Did you find something strange when you moved?

Moving from a 2 bedroom apt. to this place has been kinda of a mindfuck...I spent a couple hours today just wandering around. :)
 
In less than a week, I've dropped 4K on random shit....fuck :) Washer/Dryer/Window treatments for the whole place....and it begins...

Good thinking, you have to factor in water, power, lawn maintenance, HOA/Taxes/Home insurance (if not included in monthly mortgage payment)

Indeed. About a grand per month is the basics.

Information super highway, DISH, Trash pickup, etc. on top of that.

Shit costs money. I want to rescue a pup Asap though....very soon :cool: sooooooooooo bad.
 
I just found out, after I received my deed and did a bit of research, that this place sold for $210,000 in 2010. WTF? Just shows the bubble craziness. I mean its nice, but $200,000 nice ? Fuck that! Lmao

Well I got my house for $106k and trends in my area all showed it at 130 back then, they now show it at $240k without knowing all the upgrades I've made, market is crazy.
