I'm a development manager for a property development company. I look for new sites/land to purchase, purchase a site, appoint an architect to draw up a scheme, prepare a financial feasibility, steer the project through the approvals process, negotiate development funding, appoint a builder and negotiate a building contract, manage the construction & design, prepare a marketing plan, find a tenant(s), on-sell the completed development to an investor or REIT. All the above takes about 4 years for the average project. I'm currently managing the development of 2 large business park projects.
