What do appraisers look at when estimating your home's value?
Before your loan can be processed, an appraiser will come to your home and assess its market value. This process takes only a few minutes and involves estimating your home's value based upon:
General condition and age of the home
Size of home and property
Location of the home
Features of the home (i.e., 3 bedrooms, 2 baths, etc.)
Major structural improvements, such as additions and remodeled rooms
Sought-after architectural features, such as skylights and fireplaces
Comparable properties in the neighborhood that have sold recently and their sales prices (usually the most important factor in determining the value of a home)

I did for a while but the baby wasn't gaining enough weight. He ate a ton but the dr. said my body wasn't putting enough fat into the milk. He said I was a skim milk cow. He got breast milk for the first month. The second month he got breast milk and formula. The formula for calories and fat. The breast milk for immune system. Now, he's just on formula and he's finally gaining weight.
Is ur baby gonna be breast fed? I'm sure u have prolly already read up on the benefits(because ur gonna be a good, informed father). U should have her give it a try. It's worth it. Best for the baby and mom. I hope she has better luck than I had with it. My baby ate a TON but wasn't even back to his birth weight at 4 weeks old because there wasn't enough fat in the milk.

2. condition of the house in conjunction with comps in your area, if you are in a "modern" design home and everyone else is in a tudor, you will take a hit there..
3. condition of your dwelling, how much $$$$ will the next person need to spend in order to get your home back up to the neighborhood standard..

My hubby bought this place a few years before we were married. Since then, we have done a bunch of stuff to the place(new carpet, wood floors, bathrooms re-tiled, new ceramic tile in kitchen...and a few other things). We aren't planning on moving for another 2-3 years but wanted an appraisal because just curious about current value with all of the improvements.
