My house is falling apart

and I'm wondering what to do. I don't have the money to put into it and most likley can't get a loan either. There is barley any equity in it either. It would need about $15k in repairs to sell it and I wound not recoup even half of that if sold. The other problems I have been able to deal with but now my furnace is about to die and it is 10 degrees here. Ideas?

Has it appreciated any since you have owned it?

Some people will refinance the mortgage and take the cash and do home improvements.

started checking around the local papers to see what people are selling cheap, might find yours a nice heater

Actually the homes in my neighborhood have declined in value or at best stayed the same. If I refinanced the closing costs would take care of my equity. I might look for a used furnace to get me by until I decide what to do with this heap of crap. I'm going out to get a few space heaters now.
