Looking at getting into a new house

Wife has been using the website Coldwell Banker Residential Brokerage - Maryland, Washington DC, Delaware, Northern Virginia, Eastern West Virginia and Southern Pennsylvania Real Estate and Homes for Sale - CBMove.com and we find some good stuff but everything we go do see is usually under contract shortly after just being listed. Anyone in this business know how long it typically takes from the time a house is listed to the time they get put up on the web?

I'm guessing it has to be several days to a week or more. Anyone in real-estate recommend a good site to look at for the Maryland and DC area?

Damn, in the suburbs here it's a buyers mkt. houses usually are on the mkt 3-6 months on avg

Don't have to sell, we are in an area where townhouse rentals are in high demand
