... from your insurance company? I'm sure all you coastal dwellers take a pounding. I'm shopping around for homeowners insurance and have actually been pleasantly surprised. 930/yr isn't bad for the size and price of the house we're getting.

I want to know how bad nan and rnch are being raped.

Not sure really. I just did a quick search and FL peeps were averaging ~2500/yr for like a 150k home. If there's federal aid in that it can't be that much.

the demographic here is similar...I think higher education might be a higher percentage here
even the sanctimommies have masters degrees/post grad education

my home is valued at 450k per ins. its in Ct....my insurance is 1100 a year after the house fire...it was 850 a yr before the fire but was valued at 300k at the time of taking out the original policy.
my house isn't in a flood zone though there are quite a few in the area that are due to the farmington river.

cindy is thinking of flood insurance which has a federal twist to it but I dont remember the details

I will pass along this bit of advise regarding homeowners ins that was given to me by industry professionals post house fire (500k in damage)..do not ever get allstate or travelers...they wont pay...they will make your life miserable if you have to make a claim
I saw this to be true...there was another couple that had a fire similar to ours a couple of weeks before ours in the same town. They have travelers insurance. There home has still not started to be worked on and none of their belongings have been replaced.
We were told amica and usaa were the two best companies to have
We happened to have amica and they were at our home with a preloaded visa within hrs of the house fire...the agent didn't leave until we were all set with a hotel and things like toothbrushes and some clothes. he stayed until 10:30 at night.

My house is paid in full therefore there is no mandatory insurance to be had on the house, hence I dont have it, yes it was like 2400 a year or so including the screened in pool.

If you're wondering what happens if something happens to my house the answer is I'm fucked and I fix it myself :)

Yea, this sounds pretty similar to our demographics. That quote was through Costco/Ameriprise. I expect it to drop a bit too after we bundle our car insurance with them as well.

So when does your premium start lowering, or won't it?

I pay about $2K/yr. for home owners. I don't do earthquake insurance or fire insurance. My homeowners went up drastically when I got my dog, since her breed was on a list of dangerous dogs in CA. My home had to be reinspected for proper sized fences and locking gates, as well as signs warning would-be criminals that a dangerous dog was in the yard. When she died last year, my rate stayed the same. My old rate was $1200/yr.

what breed is your dog? My dane is in that list eventhough danes are gentle as hell and are not aggressive at all

Shit, that would make me nervous as hell. Do you have medical?

WhyTF haven't your rates changed since no longer having the dog??

I do indeed, my home is mostly concrete with a metal roof so it's pretty sturdy, back in CR insurance isnt something people have or barely even sell so I do get paranoid but not so much, it is hurricane season now, lol lovely, with my luck one of these 4 oaks in front will fall on the house

Very well done on the house, it has some dated things like wallpaper, stair railings, etc but all that is incredibly easy to replace, you have wonderful lighting and windows, nice structure, moldings, great kitchen layout, very nice :) is it my imagination or the island granite doesnt match the counter tops granite? also there's like an office desk like area in the kitchen... interesting, any bathroom pics?

the cherry built-ins in the office/library are beautiful
I just noticed the formal living room and foyer are the same color as my formal living room and foyer...just half the size :P
that sunroom blows my sun room out of the water tho...and I love the classic center hall colonial layout over my crazy contemporary..it never goes out of style

gorgeous choice pdaddy

Thanks! Yea it has a conial layout but still has a contemporary feel with 10ft ceilings throughout except for the sunroom and living room of course. The master suit is ridiculous, that's 1200sq ft by itself broken into 4 separate rooms (bedroom, sitting room, bathroom, closet).

Zwhit, no this is a different house. It sits on an acre with nothing but trees behind us for about a half mile if not more.

It depends on the state (likelihood of liability suits), and of course whether you're in storm, flood, or fire zones.

Our Dallas house has a normal homeowner policy (liability+fire+burglary+storm), no flood coverage needed, and it's about $1100/year with a $5000 deductible. We're with USAA. The rebuilding cost would be about $250k, if it were a total loss including contents and 6 months rent in an apartment while it's being rebuilt.

wow...I feel less ass raped on my policy now
2500 deductible
400 somethin k on dwelling
150k on personal contents
150k loss of use (rental and all rental expenses)
1 mill liability
no flood,
liability, fire,theft/vandalism, storm, mold and sewer covered

I'm shocked that nan thinks her sturdy concrete house with a tin roof in hurricane land doesn't need insurance. Shocked.
I know it needs it, but since my term is 15 yrs and not 20 or 30 then I cant fully afford yet, in case it's not clear my hole fucking stay here has been a broke ass cluster fuck

Lol so say, this shits digging expensive an not my highest priority at the moment, knot "I have a metal roof that stares down 'canes before thru even make landfall."

for another $125 a year i get a $1,000,000 liability policy that even covers slander..

I forgot to mention on the homeowner policy; it also has a $1M liability as a requirement for the umbrella policy that protects us from bigtime crooks that could go after us for all kinds of stuff related to the business in SoCal. That's the problem with umbrella policies; you have to keep super-high limits of liability on all your insurance for cars, homes, and regular business and commercial policies. It adds up! The umbrella itself is not too much though. For those who aren't familiar, the umbrella takes up any losses for liability above whatever the base policy stops at. For instance; I accidentally spill a chemical in a bin of avocados, and 100 people sue, or if I crash into a school bus, and the claims are over my liability auto policy, God forbid, etc. etc.

But don't get any ideas, anyone out there in cyber-public... the umbrella policy will hire hard-ass lawyers to fight back and drag it out for years and years before they would ever pay out  .
