remodeling a house. already did the plumbing, electrical, 2 bathrooms, kitchen, dining room, laundry room, and working on finishing up the living room today. then i have the three bedrooms to do before i move outside to the garage, yard, and then finish off the attic

I'm considering doing the same thing when i get down to La. But I was in construction for 8 years and got pretty burnt out on it. Where are you and how much do you typically make on an average flip?

i'm flipping older town homes. the increase cost of lumber has made flipping them easier because no one wants to build and the area has younger kids wanting to buy homes. i'll make about 20-40g on a flip. but i only do this on week nights nad weekends. i very seldom go out

The other thing that holds me back is I've seen some of the nasty shit you run into doing remodels here in Alaska, and I don't even want to imagine what it would be like in Louisiana!:heks: lol!

most houses i buy have no light switches in it 60 amp fuses and stink like cat piss. keeps other buyers away and you get the places for dirty cheap

If you can do it solo, that's the way to go.

i know one guy who did tile, and he hired a guy. got his arm caught in the cement mixer and was on disability till he end the business and he had to lump sum him at the end.

U might want to check with the Chairman on that one. Now that they have access to the mod forum they can tell you how bad he whined to have me banned. So yeah, I wont be cutting him any slack. :evil:
