Start framing on the house tomorrow :)

Hi!

The concrete has cured and framing begins tomorrow. Yay! I like framing, probably my favorite trade.

I just found out I have almost 100 windows. I thought it was like 60. Now I have to decide what kind I want. Woo hoo.

This is kinda fun, but I will probably get a GC next time, rather than doing it myself.

Yup a GC would organize it all nicely for you. This way you have total control but cutting into what little free time you have.

Welcome to the land of headaches and wanting to kill everyone that touches your house.

I will have a custom home builder build our next house, and pony up the extra million.........done and done.

I hope you have better luck than we did........what was supposed to take 8-10 months......took every bit of 15.

Trim.....he he....


The Trim Carpenter's I used were a couple of potheads Focker.......but man were they efficient and good......the only easy part of our build.

I may come across has a falling down stoner, but i stay straight while working :)

most the guys i work with are more of the beer drinking type

Awesome. Are you putting in a air transfer system for the ventilation? I just started reading about it and wish I could have installed one for my house (my house is the size of your master bath... I hope. lol) These systems help newly built well sealed homes breathing and reintroducing new air and getting out stale air. MOST of todays allergies and illness are from well sealed non exchanged air in homes.

I'm not even sure if your area needs it. Just wondering... I think they're called HVE systems or HRE?

HRV, and it's totally worth the money. Not only does it help with allergies, but your house always smells fresh and new. :)

lol. yea for some reason alot of contractors are stners. ive got nothing against someone relaxing a bit, but do i after work. but most of em i knewgot stoned before the jobsite, at lunch and on the way hom. for most toners, its a way of life which i dont care for.

the funny thing is when i wired houses for a living, the stoners i wored with claimed it helped hem concentrate, lmao!

good luck matt, headaches are expected, just keep them to a minimum.
 
yea and if i were around id wire that bitch up for you. custom too and id charge alot ecause you have it. thats usually how the price is set sometimes anyways. contractors know the game.

:) I used to do this in NY a little bit, I like construction.

I am actually enjoying it...of course there are headaches. I do understand what you mean about "spend the cash, save the headache", but I want to try and build one of these a year as a secondary business.

I am trying to assemble a team of subcontractors that are reliable (within a construction context). When I find someone I like, I pay them ahead of schedule, I treat them very well, etc.

Hopefully the place I am building will attract attention from people saying "who built that"? I'll hand them a card and say "I did. I designed it too."

Then people can pay me that extra million. :)


My brother in law is a contractor in NY, and he's good - I want him to come to FL and work as a GC down here...it is very competitive in NY with unions and other stuff.

He could make some real money in FL, and he loves construction like I love creme brulee. (That's a lot).

So if I do this right, and can attract some interest as a builder, I will implore him and my sister to move their family down to FL where he can do some excellent construction stuff, and I would own the company.


Now, as to scheduling, well, all I can say is "we're getting there".
 
I did framing a few summers.. It nice to see the house go up so quick. My last house we built was 6000 sq ft i think.. fuckin huuge. that took a little longer than the typical modified colonial, lol.
I eventually will be a builder.. gotta finish school sometime first tho... good luck with the house , and get some pics up!

I think I am using one from Broan; they have a subsidiary that handles this sort of stuff.

I also have a fairly extensive HVAC system. 4 zones. But it gets hot down here.

Girl the man can't cook, but you should se the lay out of the kitchen he is putting in this place. :p a chefs heavin. Matty can't wait to see some pics. :)

Matt, not sure if you're planning on hiring a liftman or not for your elevator, but I'm your guy if that's the case.

I think G.C.s add about 30% to the costs of building.

Is it worth it? For most people....probably.

G.C. is a sweet gig if you can find and keep reliable contractors no doubt.

I see Matt eventually having a aircraft hangar housing 57 Chinamen who do the labor on 17 different businesses of Matts.
