I lived in that kind of house for 10 years. Moved to brand new construction and love it. There's something about having only your own stink on things

BUT...

I have to say, I really miss the feeling of things being a work in progress around the house. There's a lot of gratification that comes from fixing crap up. 10 trips a day to Home Depot sucks too though.

What's your current project?
 
I had the same thing happen to me this summer. Remodeled my basement and the first big rain we had it flooded. Not to bad but ruined my new hardwood and carpet.

My hardwoods are all jacked up right now too. The correct term is "cupping". It's warped after two years.

It was since I have been here, but my house was built in 1926 so who knows.

She said no and I asked her about it after it happened. I did not see any visible water damage before I started the remodel either. It hasn't done it since, but my hardwood has the cupping CM was talking about. I had a basement expert come out and he suggested elevating the floor with this plastic panels and adding a sump pump so it never happens again. But the price was insane.

That's fucked up. I'm interested because I've been thinking about buying a house and think about shit like this all the time.

Out of curiosity's sake what was the quote on something like that?
 
Sump prices are insane...it's a huge undertaking, but not so far out of your reach that you couldn't do it yourself. If you can swing a sledge hammer and carry concrete up the stairs for and entire weekend (and find a place to dump it), it can be done for minimal cost.

Yeah sucks for sure... 15-25k for the entire basement and it's not very big, maybe 950 sqft. The pump goes inside the basement floor and then pumps out, they have to dig a small trench all around the baseline of the inside of the basement. So basically all the new sheetrock and smooth wall I put up also has to be removed along with the wall partitions. Huge project, so not worth it for me right now, sucks cause that’s where my entertainment and bar area was and it was complete.

What about waterproofing from the outside? I've never looked into the cost, but it could be considered as an option. I know when I was a kid, my parents had it done.

Yeah that was my first thought was to dig out the foundation, I thought it was leaking from one side of the house. After it happened I took the garden hose and flooded that side of the house to see if it happened again. I even did the gutters since one on that side goes under that side of the house. But no leak, the guy said it was most likely an underground spring. That option was only 5k, but I don't think the problem is that simple unfortunately.

If I was really ambitious I could zone this lot I have and built two really nice duplexes and make a ass load of money. To get that process started is another expensive route that I’m not ready to venture quite yet.

I love wood houses. I HATE carpenter bees. There should be a way to kill those things that causes immense pain and suffering to those fucks. Like maybe actually cause them to emit human like screams of pain, so you can enjoy it, and so all their buddies know to go somewhere else.
