Best Ideas for 2005? Need Input

Ok folks, what ideas have you seen/came across for opportunity in 2005? Right now, I've done the real estate thing and i'm sitting on a few properties, but just not buying anymore until the prices are right, since it's so inflated in my metro area. Stocks......well at the end of the day they are stocks and that get's old.

I'm looking for something that is so far out in left field that it may work, but I dont' want anything with high start up. The things like franchises, vending, and such has gotten way to over-inflated and just don't seem viable anymore. So that's why I'm appealing to you folks for inspiration. Basically now I'm looking for something i can pick up more out of boredom, but i would like to make a nice return on it. It can be anything really, just has to have that original flare i guess and be something that won't get me arrested (well not immediately anyways

You have a "few properties"? Cool. Think leverage bor; pull some cash out and when prices drop, you can be a cash buyer. The new properties will throw off enough revenue to replace your cash, and when the market comes back after a drop off, everything pays for itself.
