Are you a landlord?

thinking about buying a couple of houses and renting them out.
are there more + than - ??

(2 of the houses are already rented full)
 
It can really suck if you get bad tenants. Take the time to do background and credit checks. A friend of mine had to evict somene from a condo and they managed to do 10k in damage in 6 months.
 
it could be good, it could be bad. I have had the seemingly nicest, cleanest, responsible and credit worthy people mess up a very nice house and leave me high and dry. Then I had a guy with bad credit and really great rental references who paid on time and was a great tennant. I think rental references and verifiable income are far more important than credit scores. Either way you had better be prepared to pay your mortgage yourself every month just in case, you really cannot depend upon a tennant to be responsible. If you go in with your eyes open to every scenario you'll be fine..... maybe.
