I don't have experience myself, but I have help my parents locate and find good sites, I have taken 2 or 3 real estate courses, once I graduate, I will get some loans and get involved. There is some serious money to be made in this business.

my grandfather left me two houses in his will. He passed on about a year ago. I have since sold the houses,reason being they were in a bad part of town,and the tenants were just uncooperative. Sometimes i would have to go to court to get them to pay. Before my grandfather passed,one of his houses was destroyed in arson. The tenants always wanted everything updated and fixed on the spot,etc. It was in my best intrest to sell the damn things so i wouldnt have to deal with all the bull shit

Why do you ask?

From my point of view Real Estate investments beat out any other type of investments, nothing compares to the after tax returns within a C corp.

Matt, read Rich Dads guide to investing, it should point you in the right direction ie real estate...

I am a Realtor and also own 3 multi family homes which I rent out and 2 single family homes. Real Estate can be a great investment and good tax shelter. This year I sold a multi family home for 280,000 i paid 125,000 2 years ago.Prices in my area are increasing about 20% per year, especially near the beach.

I deal in the industry in a related way, all I know is its a shitty time to be buying a house (for investment not tax purposes) at least in So Cal, everything is so inflated right now. I will be buying a house after the new year, Id rather buy when the prices are deflated and make more money, but I need some help on these damn taxes now.

Matt,

Rental Property Pros:

1. Income above the mortgage.
2. Buisness Expense writeoffs for
Interest, Depreciation, Maintenance and
Repair costs, administrative costs etc..

Rental Property Cons:
1. Dead beat tennents.
2. Local Legal issues in relation to tennants.
3. increased record keeping.
4. Tax implications related to ACRS depreciation methods on sale of property.
5. If you ever relocate away from the property being a long distance land lord can be very taxing. I know, I've been through that and would never do it again.

Anyway, thats all I got.

i am 20 miles north of Ft. Lauderdale. And there is alot of development in this area(Boca Raton, Delray Beach) the prices tend to be higher than Ft Lauderdale. And yes they do expect the building boom to continue because Florida gets a net migration of almost 700 people per day.

FloridaGuy - that's fucking incredible - 700 people per day.....but I've been visitng Ft Laud regularly for about 3 years and there is always something new being built.

BlackHaus - this is the most we've talked in months :-). I am looking into buying a house, although right now the prices are inflated, (here too Slopain in NY), but as the economy correcrts itslef, the prices will drop.

I am looking into foreclosures although with the current economy, there are fewer of them.


Wodin - considering rentals, but not right now because relocation is likely, and there is NO WAY I want to try to landlord long distance.

Great stuff so far. Keep it coming....

If you want to make big money in real estate in south Florida buy historic homes. Florida has so many new cookie cutter homes that people crave something different. I sell historic homes in Delray Beach (which is next to Boca raton) left and right. An example I just sold a 2 bedroom 1 bath 70 year old home 1300 square feet for $325,000. This same home sold for $180,000 in 1998 and $85000 in 1993. Also anything near the beach is good to buy. A home just sold in Manalapan 5 miles from here for 24 Million.But usually ocean front homes sell between 3.5 mil. to over 10 mil.

I had a condo rented out for the last 7 years. I've had 2 tenants during that time and have had no problem with rent collection(maybe a bounced check once which was cleared up quickly)or damage to the property.
I'm constantly looking for other income property which I could be cash positive on. That is pretty difficult given the current market in CA. This market can't go on forever.
Any tips you bros have would be appreciated.
